Pricing and fixed-price contracts

How much does a kitchen or bathroom remodel cost?

We do not post a price range, because the honest answer is that it depends on things we can only see in your home. The size of the room, whether plumbing or walls move, the condition of what is behind the drywall, and the materials you pick are what move the number. We walk the space, measure, and then hand you one written price for the scope you approve. The estimate is free.

What does a fixed-price contract actually mean?

The price for the scope you approve is written into the contract before work starts. It does not go up because a job took longer than we expected or because a crew ran into something they had not planned for. If you ask for work outside the agreed scope, we price that separately and you approve it before we do it.

Are there hidden fees?

No. Everything we are going to charge for is in the written scope you sign. If we open a wall and find something that genuinely changes the work, such as rot or old damage, we show it to you, price it, and wait for your approval before touching it.

Is the estimate free?

Yes. There is no charge for the estimate and no obligation after you get it. You are welcome to take our written price and compare it against other bids.

Financing and current offers

Do you offer financing?

Yes, financing is available. Bring it up when we walk your project so we can go through the options with you before you commit to anything.

Do you have any current offers?

We are running 10% off a full bathroom remodel. Mention it when you request your estimate so it is built into the written price rather than added on afterward.

How does the referral bonus work?

Send us someone who needs remodeling work and we pay you $250 once their job closes. It pays out at closing, not when the person first calls. Tell them to mention your name so we can tie the referral back to you.

Timeline and schedule

How long will my remodel take?

That depends on the scope, the size of the space, and how long your materials take to arrive. Rather than guess on the phone, we build a clear schedule after we have walked the job, so the timeline is tied to your project instead of an average. You get that schedule before the first day on site.

How fast can I get an estimate?

We answer estimate requests during our posted business hours, Monday to Friday 7am to 7pm and Saturday 9am to 4pm. Fast turnaround on estimates is something we hold ourselves to, because a slow bid usually turns into a slow job.

Do you actually stick to the schedule?

Yes. That is the whole reason we put it in writing before we start. If something outside our control moves a date, such as a material delay or an inspection, you hear it from us as soon as we know.

Permits and licensing

Do you pull permits?

Yes. When the work requires a permit, we pull it, every time. We will not offer to skip a permit to shave the price, because unpermitted work becomes your problem when you sell the house.

Are you licensed, bonded, and insured?

Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can look the license number up on the Oregon Construction Contractors Board site before you hire us, and we would rather you did.

Process and daily updates

What happens after I send the form?

We reply during our posted business hours and ask a few questions about the room and what you want changed. Then we come out, walk the space, and measure. After that you get a written scope and one fixed price.

How will I know what is happening while you are working?

You get photo updates every day of construction. You can see what changed without being home, and you are never guessing about where the project stands.

Warranty and after the job

What does the 3-year warranty cover?

Our workmanship is covered for three years after the job is finished. If something we built is not right inside that window, we come back and make it right. Manufacturer warranties on the products and materials themselves are separate, and we hand those to you at the end of the job.

Who do I call if something goes wrong after the job is done?

The same number you called at the start, (503) 341-9590. You do not get routed somewhere else once the check clears. Tell us what you are seeing and we come look at it.

We serve the Portland, Oregon metro. That covers Portland, Lake Oswego, Happy Valley, Clackamas, Beaverton, Oregon City, West Linn, Tigard, Milwaukie, Gresham, Gladstone, Tualatin, Sherwood, Hillsboro, and Troutdale, across Multnomah, Clackamas, and Washington County in Oregon.
