How does fixed-price kitchen remodeling work in Portland?
Fixed-price kitchen remodeling means the number for your agreed scope is written into the contract before any demolition starts, so the plan and the price are settled up front instead of drifting week to week. Most Portland homeowners we meet are not afraid of a kitchen project itself. They are afraid of the part that comes after they sign, when the timeline slips, the crew changes, and the running total keeps climbing with change orders nobody explained. We built Pinnacle NW to remove that fear. Before work begins, you receive a written scope that lists exactly what is included, the materials selected, and a schedule you can hold us to. When you approve it, that scope is what we build. If you decide to add or change something during the project, we price the change clearly and get your sign-off before we proceed. You never come home to a surprise line item for work you did not authorize.
That structure matters most in a kitchen, because a kitchen is the most complex room in the house to renovate. It combines cabinetry, countertops, plumbing, electrical, ventilation, lighting, flooring, and finish carpentry in one tight footprint, and each trade depends on the one before it. When any of those hand-offs is loose, the schedule and the budget are the first casualties. A written, fixed-price plan forces those decisions to the front of the project, where they belong, rather than letting them surface as expensive surprises halfway through. If you are still framing a budget, our Portland kitchen remodel cost guide lays out the published 2026 price ranges with sources, plus a quick calculator.
What kitchen remodeling services do you offer in Portland?
We offer three core kitchen scopes: custom cabinetry, full kitchen renovations, and finish carpentry, and most projects combine all three. Custom cabinetry is the backbone of the room. Whether you want to replace tired boxes with better-built storage, reconfigure a cramped galley into something that actually works for how you cook, or add an island with real prep space, cabinetry sets the function and the look of the whole kitchen. We plan cabinet runs around the way you use the space, not around a generic template, so the drawers, pantry, and appliance placement match your routine.
Full kitchen renovations are our most requested scope. This is the gut-and-rebuild path, where we take the kitchen down to the studs when needed, address anything hidden behind the walls, and rebuild with new cabinetry, counters, surfaces, lighting, and finishes coordinated under one accountable contract. Because a single team owns the whole scope, you are not left refereeing between a cabinet installer, a countertop fabricator, an electrician, and a flooring crew who have never worked together. We sequence the trades, keep the site organized, and keep you informed with daily photo updates so you can follow progress even on the days you are at work.
Finish carpentry is where a kitchen stops looking builder-basic and starts looking finished. Trim, crown, custom built-ins, panel work, and clean transitions between cabinetry and walls are the details that separate a quality remodel from a quick flip. Our crews treat finish carpentry as its own craft, not an afterthought rushed at the end of the job, and it shows in the corners, the reveals, and the way the cabinetry meets the rest of your home.
What is included in a full Portland kitchen renovation?
A full kitchen renovation includes the coordinated demolition, rough-in, and rebuild of every system in the room, sequenced so each trade sets the stage for the next. In practice, that starts with protecting the rest of your home, then removing the old kitchen carefully rather than tearing it out and hoping for the best. Once the space is open, we handle any needed updates to plumbing and electrical rough-ins, which is the right moment to correct undersized circuits, awkward outlet placement, or aging supply lines that would be far more disruptive to reach later.
From there, the room is built back up: cabinetry set level and secured, countertops templated and installed, backsplash and wall surfaces finished, flooring laid or repaired, and lighting and ventilation wired and placed for the way the kitchen is actually used. The final stretch is finish carpentry and detail work, followed by a walkthrough where we close out every remaining item on the punch list before we call the job done. Everything in that sequence is written into your scope in advance, so there is no ambiguity about what the project covers. Portland homes range from century-old Craftsman houses in Sellwood and the eastside to newer builds out in the metro, and older homes in particular tend to hide surprises behind the plaster. A fixed-price contract does not pretend those surprises never happen. It commits us to identifying as much as possible up front, and to pricing anything genuinely unforeseen openly with you rather than burying it.
How does the Pinnacle Promise apply to a kitchen remodel?
The Pinnacle Promise applies to your kitchen as a written set of commitments in your contract, not a slogan on a wall. Every promise is something you can point to and hold us to. Fixed-price contracts mean your price is set in writing before work starts, with no surprise change orders for the scope you approved. Daily photo updates mean you see progress every construction day, which matters in a kitchen because the room is out of service while we work and you want to know exactly where things stand. Clear schedules mean you know the timeline before the first day on site, so you can plan around the weeks your kitchen is down.
Vetted crews only means experienced, screened trades on your project, not a rotating cast of unknown subs walking through your home. The completion guarantee means we finish the job and close out every punch-list item at a final walkthrough, rather than disappearing at ninety percent done. And the 3-year workmanship warranty means our work is backed for three years after completion. If something we built is not right, we make it right. Taken together, these are the specific answers to the specific ways kitchen projects go wrong elsewhere, which is exactly why they are written down.
What materials and finishes hold up best in a Portland kitchen?
The materials that hold up best in a Portland kitchen are the ones chosen for real daily use and for the Pacific Northwest climate, not just for a showroom photo. Cabinetry construction matters more than the door style you fall in love with first: solid boxes, quality hardware, and drawers that stay square are what you feel every day for the next fifteen years. For countertops, durable, low-maintenance surfaces earn their keep in a working kitchen, and we walk you through the trade-offs in wear, upkeep, and appearance so the choice fits how you actually cook and clean rather than how a sample looks under store lighting.
Ventilation and moisture management deserve real attention here. Portland kitchens contend with damp winters, and good exhaust, sealed surfaces, and proper detailing around sinks and dishwashers protect the investment you just made. Lighting is the finish that people underestimate most: layered task and ambient lighting changes how the whole room feels and functions, and it is far cheaper to plan during a remodel than to add afterward. We help you make these selections during the planning phase, before they are locked into a fixed-price scope, so the finishes you choose are ones you can live with and afford to maintain, without any pressure and without any surprise costs appearing later.
Do you remodel kitchens outside Portland?
Yes. We remodel kitchens across the Portland metro, and we come to you. Beyond Portland itself, we regularly serve Lake Oswego, Beaverton, Tigard, West Linn, Happy Valley, Clackamas, and Oregon City. The fixed-price process, the daily updates, and the 3-year workmanship warranty are the same wherever you are in our service area. If you want detail specific to your city, start with your local kitchen page below, or reach out and we will walk your space in person.
Kitchens rarely move alone. Homeowners who start here often add bathroom remodeling in the same contract, or roll the kitchen into full home remodeling when more than one room is coming apart. Cabinet and built-in work is handled by our millwork and finish carpentry crew.

Compare Your Options
Three levels of Portland kitchen remodel
Most Portland kitchen projects land in one of three scopes. The difference is how far back you go, not how good the finish is. Your written scope names which one you are buying before anything is torn out.
Kitchen remodel scopes compared: what gets touched at each level
| What changes | Refresh | Mid-scope remodel | Full gut |
|---|---|---|---|
| Cabinet boxes | Kept, doors and hardware replaced | Kept or replaced in the same footprint | Removed and replaced |
| Layout | Unchanged | Minor changes, sink and range usually stay put | Open to change |
| Countertops and backsplash | Replaced | Replaced | Replaced |
| Plumbing rough-in | Not touched | Only where a fixture moves | Reworked |
| Electrical | Fixtures and outlets as needed | Circuits added for new appliances | Rewired to current code |
| Flooring | Optional | Usually replaced | Replaced |
| Walls moved | No | Rarely | Yes, where structure allows |
| Permit likely | Often not required | Usually required | Required |

Materials
Materials we work in on a kitchen
Countertops go in quartz, granite, marble, butcher block, laminate, or tile, depending on how hard the kitchen gets used and what you want to spend. We install them cleanly and check that the seams, the grout lines and the overhangs line up before we call that part done.
On cabinets we fit new boxes, new doors, or a full replacement, and we work with your supplier or ours. Backsplash work runs from subway tile upward. New island circuits, under-cabinet lighting and relocated sink lines are handled inside the same contract, so you are not hiring a separate sub for every piece.

Questions
Portland kitchen remodeling FAQs
Is my Portland kitchen remodel really a fixed price?
Yes. The price for your agreed scope is set in writing before demolition begins, so you are not exposed to surprise change orders for the work you signed off on. If you choose to change the scope during the project, we price it clearly and get your approval before proceeding.
Are you licensed and insured to remodel kitchens in Oregon?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured.
How long does a Portland kitchen remodel take?
Timelines depend on the scope, from a focused cabinetry-and-finish update to a full gut renovation. You receive a clear schedule before the first day on site, and daily photo updates during construction so you can follow progress. We share a realistic timeline for your specific kitchen during the estimate, rather than a one-size number.
Can I keep using my kitchen during a Portland remodel?
A full renovation takes the kitchen out of service while we work, which is why the clear schedule matters so much. We plan the sequence to keep the down time as tight as the scope allows, and we keep the site organized and protected so the rest of your home stays livable.
Do you handle cabinetry, countertops, and finish work together across the Portland metro?
Yes. Custom cabinetry, surfaces, lighting, and finish carpentry are coordinated under one accountable contract, so you are not managing separate crews who have never worked together. One team owns the sequence from demolition to final walkthrough.
Our Service Radius
Where we work from, and how far that reaches
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. Wikipedia puts that stretch about eight miles north of downtown Portland and about four miles south of Oregon City, and those two directions are most of our week.
South and east on 99E and I-205 covers Gladstone, Oregon City, West Linn and Happy Valley, with Oregon 224 running out to Clackamas where it becomes the Sunrise Expressway. North on 99E puts us in Portland where it becomes the Martin Luther King Jr. Boulevard and Grand Avenue couplet. West over I-205 and I-5 reaches Lake Oswego on Oregon 43, then Tualatin where I-5 and I-205 meet, and up Oregon 217 to Tigard and Beaverton at the U.S. 26 interchange. U.S. 26 carries us out to Cedar Mill and Bethany. Across the Columbia we take either the Interstate Bridge on I-5 or the Glenn L. Jackson Memorial Bridge on I-205 into Clark County.
We come to you for the estimate anywhere in that radius. If your town is not on our service area page, call and ask, because the list is shorter than the map.
