What does Pinnacle NW do as a commercial subcontractor?

We take on scoped commercial packages for general contractors and developers, and we run them the way a prime contractor would run their own work. That means we read the drawings, understand the sequence, and show up ready rather than waiting to be managed. Most GCs and developers we talk to are not short on subs. They are short on subs who treat the schedule as a commitment, who answer the phone, and who leave a work area ready for the next trade instead of leaving a mess for the super to chase. That gap is exactly where we position ourselves. When you bring us onto a project, you are adding a partner who thinks about the whole job, not just the square footage in front of them.

Our background is in fixed-price residential remodeling, where the margin for schedule slippage and loose communication is thin and the homeowner is standing right there. That discipline travels well to commercial subcontracting. The same habits that keep a kitchen or bathroom renovation on plan, a written scope, a real schedule, and documented change handling, are the habits that make a subcontractor easy for a GC to build with. We bring those habits to your site.

Why does "a sub that runs like a contractor" matter to a GC?

Because the subs that cost a general contractor the most are rarely the ones who bid high. They are the ones who bid low, then miss the date, go quiet when there is a problem, and leave the next trade to work around unfinished conditions. Every one of those failures lands on the GC, not the sub, in the form of a slipped critical path, an awkward call to the owner, and margin bleeding out of the job. We built our approach specifically to remove those failure points. Schedule adherence means we plan our manpower against your dates and tell you early if anything threatens them, rather than the day of. Straight communication means you hear from us proactively, in writing when it matters, so there are no surprises buried until closeout. Clean handoffs mean the following trade inherits a work area that is ready, so your sequence does not stall on our account.

None of that is exotic. It is simply the difference between a sub you have to manage and a sub who manages their own scope so you can manage the project. For a developer running multiple projects, that reliability compounds: a partner who performs the same way every time is worth more than the lowest number on a bid sheet that you cannot count on.

What commercial scopes can Pinnacle NW take on?

We take on the interior and finish scopes we run every day on the residential side, adapted to commercial and multi-unit work. Those include carpentry and framing, drywall, millwork and trim, finish carpentry, cabinetry and casework, and the coordinated build-out of kitchens and bathrooms within a larger project. For developers working on tenant improvements, unit turns, or new residential-scale construction, we fold into your existing schedule and take ownership of the packages you assign us, rather than expecting you to babysit ours.

Where a scope falls outside what we self-perform, we say so up front instead of stretching to cover ground we should not, because an honest boundary at bid time is cheaper for everyone than a struggling trade at week six. That candor is part of running like a contractor. We would rather earn the next three projects by being straight about this one than win a package we cannot execute cleanly.

What license and coverage does Pinnacle NW carry?

Pinnacle NW LLC holds Oregon CCB #258040 and is licensed, bonded, and insured. Because we carry a full contractor license rather than operating as a labor-only crew, we can be lien-safe, properly insured, and accountable on the paperwork side that matters to a GC's risk management and a developer's lender. When you need current certificates, additional insured endorsements, or license verification for your compliance file, we provide them promptly as part of onboarding onto your project.

The Oregon CCB number is public and verifiable. We put it on this page on purpose, because a subcontractor who is easy to vet is a subcontractor who is easy to trust with a schedule and a scope.

How do you communicate and hold schedule on a commercial job?

We treat the schedule as a promise and communication as a deliverable, not a courtesy. Before we start, we confirm our scope, our dates, and the sequence we are fitting into, so your superintendent and our lead are working from the same plan. During the work, you get proactive updates, and you get them before a problem becomes a delay, not after. If a condition on site threatens the date, whether it is an upstream trade running behind, a materials issue, or a field discovery, you hear it from us early enough to adjust, along with what we propose to do about it.

Change handling works the same way. When something moves outside the agreed scope, we document it and get direction before we proceed, so there is no dispute at closeout about what was authorized. That habit comes straight from our fixed-price residential work, where an unauthorized change is a broken promise. For a GC, it means the sub is protecting the paper trail with you instead of creating problems in it. Clean documentation, held dates, and a clean handoff to the next trade: that is what running like a contractor looks like in practice.

Where do you work in the Portland metro?

We support general contractors and developers across the Portland, Oregon metro, and we come to your site. That includes Portland, Lake Oswego, Beaverton, Tigard, West Linn, Happy Valley, Clackamas, and Oregon City, spanning Multnomah, Washington, and Clackamas counties. Because it is one crew working under one Oregon license, you get the same standards on every project, which simplifies things for developers running work in several jurisdictions at once.

The same crews run our residential work. If you are a homeowner rather than a GC, start with residential remodeling, or go straight to kitchen remodeling or bathroom remodeling.

If you are a GC or developer looking for a reliable interior and finish sub for an upcoming project, review our Portland metro service area or see the full range of scopes on our remodeling services hub. To start a conversation about a specific package, use the request form on this page or call us directly.

Materials

Commercial scopes and materials we install

On commercial work the scopes are millwork, cabinets, doors and hardware, and drywall. Doors cover hollow metal, wood and specialty types across the commercial project types we sub on.

Drywall is hang, tape, mud and finish to spec so it passes inspection. Millwork arrives precision-cut and field-ready, coordinated with your site super, so your schedule does not slip waiting on us.

Our Service Radius

Where we work from, and how far that reaches

Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. Wikipedia puts that stretch about eight miles north of downtown Portland and about four miles south of Oregon City, and those two directions are most of our week.

South and east on 99E and I-205 covers Gladstone, Oregon City, West Linn and Happy Valley, with Oregon 224 running out to Clackamas where it becomes the Sunrise Expressway. North on 99E puts us in Portland where it becomes the Martin Luther King Jr. Boulevard and Grand Avenue couplet. West over I-205 and I-5 reaches Lake Oswego on Oregon 43, then Tualatin where I-5 and I-205 meet, and up Oregon 217 to Tigard and Beaverton at the U.S. 26 interchange. U.S. 26 carries us out to Cedar Mill and Bethany. Across the Columbia we take either the Interstate Bridge on I-5 or the Glenn L. Jackson Memorial Bridge on I-205 into Clark County.

We come to you for the estimate anywhere in that radius. If your town is not on our service area page, call and ask, because the list is shorter than the map.
