Oregon CCB #258040 · Active Bonded & Insured Based in Clackamas County 100% Fixed-Price Contracts 3-Year Workmanship Warranty

Pinnacle NW Bath Remodel is a licensed, bonded, and insured remodeling contractor headquartered in Clackamas County, Oregon, holding Oregon CCB #258040. Our shop is off SE Blanton St in the Milwaukie area, and our core service cities, Lake Oswego, Oregon City, Happy Valley, West Linn, Gladstone, and Clackamas, sit in the county with us. Every project runs on a written, fixed-price contract with daily photo updates and a 3-year workmanship warranty. You can verify our license any time on the Oregon CCB registry.

  • How do I verify a remodeling contractor's license in Oregon? Search the contractor's CCB number on the Oregon Construction Contractors Board website at ccb.state.or.us.
  • What does licensed, bonded, and insured actually mean in Oregon? Licensed means the contractor holds an active registration with the Oregon Construction Contractors Board, which requires maintaining a surety bond and liability insurance on file with the state.
  • Is Pinnacle NW actually based in Clackamas County? Yes. Our shop is at 18501 SE Blanton St in the Milwaukie area, which sits in Clackamas County.
  • Do you pull permits for remodels in Clackamas County? Yes, permit coordination is part of the written scope. Incorporated cities such as Lake Oswego, Oregon City, and Happy Valley run their own building departments, while unincorporated communities permit through Clackamas County.

Verify our license before you talk to us. Seriously.

Our CCB number is 258040. Type it into the Oregon Construction Contractors Board's public search at ccb.state.or.us and the state's record will show you the license status along with the bond and insurance the CCB requires every active contractor to keep on file. That two-minute check is the single strongest filter a homeowner has, and we would rather you run it on us, and on everyone else bidding your project, than take anyone's word for it. A contractor who hesitates when you ask for their CCB number has answered your real question already.

The bond and insurance behind an Oregon license are not decoration. They exist so that if a licensed contractor damages your property or walks off a job, you have a formal path to recourse through the state. Hire unlicensed, and that path mostly disappears, along with permit eligibility and any leverage you thought the handshake carried. In a county of 421,401 people, Oregon's third most populous, there is no shortage of people with a truck and a business card. The registry is how you tell the difference.

A Clackamas County contractor, not a visitor

Clackamas County is home base, not an expansion market. The shop sits off SE Blanton St in the Milwaukie area, which means we cover most of the county's population centers from one base: Lake Oswego, directly across the river; Oregon City, the county seat, a straight run down 99E; and Happy Valley, West Linn, and Clackamas all inside the daily service loop. That geography shows up in practical ways: crews are not driving in from another county, a missing part comes from a supplier on this side of the river, and a punch-list visit does not wait for a route that swings through three other counties first.

The county rewards contractors who know its patchwork. Clackamas County was established in 1843, one of Oregon's four original districts, and today it spans 1,883 square miles from dense river-side suburbs to the foothills of Mount Hood, with 17 incorporated cities inside it. Permitting follows that patchwork: incorporated cities like Lake Oswego and Oregon City run their own building departments, while unincorporated communities permit through the county. We route every project through the correct office as part of the written scope, because a remodel with clean permits is worth more on the day you sell, and roughly 69.7 percent of the county's homes are owner-occupied by people who plan to be there a while.

What the license protects, our contract extends

The state's bond and insurance requirements set a floor. Our written contract builds on it. Every Pinnacle NW project carries a fixed price for the agreed scope, committed in writing before demolition begins, so the number you planned around is the number you pay. Daily photo updates show you the stages that get covered up, waterproofing, rough-ins, structural corrections, before tile and drywall hide them. And the 3-year workmanship warranty means we stand behind the work after the last invoice, in writing, for three years.

That structure exists because licensure alone does not prevent the most common remodeling failure, which is scope drift: the quote that grows a change order every week until the final bill is a stranger to the estimate. A license tells you a contractor is accountable to the state. A fixed-price contract makes them accountable to you. We think a Clackamas County homeowner deserves both, and we put both on paper. You can read the full set of commitments on our Pinnacle Promise page, compare scopes on the services hub, or start with the project itself, from kitchen remodeling and bathroom remodeling in Lake Oswego to whole-home work.

Serving every corner of the county

From Milwaukie and Gladstone along the river to Wilsonville in the southwest and the communities out toward the Mount Hood corridor, the standard travels intact: verify-us-first licensing, one written fixed price, vetted crews, daily updates, and a warranty that outlasts the paint smell. If your city is not listed in the footer, check the full service area page or call. If we can serve your address well, we will say so, and if we cannot, we will say that too.

Daniel (owner) was doing an installation next door. My 83 year old mom needed to have her new bed lowered. The posts the bed sat upon were 8 inches high, and my Mom is about 4'11". Daniel and his assistant came after they finished their project, and spent 35 minutes cutting my Mom's bedposts in half to accommodate her height. It's now a perfect height. His kindness towards my Mom really touched our hearts. He had us only pay his assistant. He just asked if I could write a review. This was the easiest 5 star review that I've ever done. I highly recommend Pinnacle NW for any of your bathroom and kitchen plans.

I engaged Pinnacle Construction for a full kitchen renovation, including structural work and custom cabinetry. Overall experience: Excellent. They offered thoughtful design suggestions I hadn’t considered. The crew was professional, fastidious, and often went “above and beyond” to keep the project running smoothly. They were consistently communicative, upfront about delays, and flexible with changes—a rarity in my experience. The site was clean daily, and disruption was minimal—even though I worked from home. They provided a detailed contract, closely adhered to the agreed budget, and handled change orders transparently. Overall a great company to work with!

We recently had our living room, kitchen, and bathroom fully remodeled by Pinnacl Construction, and we couldn’t be happier with the results. From start to finish, the entire experience was seamless and professional. The team was punctual, respectful of our home, and clearly skilled at what they do. The attention to detail was next level! our living room feels more open and modern, the kitchen looks like it came straight out of a magazine, and the bathroom transformation is just stunning. What really stood out was their communication. They kept us informed every step of the way and made sure everything was done exactly how we envisioned it. If you’re thinking about remodeling your home, I highly recommend Pinnacl Construction. They truly brought our vision to life and exceeded all expectations.

Our Service Radius

Where we work from, and how far that reaches

Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. Wikipedia puts that stretch about eight miles north of downtown Portland and about four miles south of Oregon City, and those two directions are most of our week.

South and east on 99E and I-205 covers Gladstone, Oregon City, West Linn and Happy Valley, with Oregon 224 running out to Clackamas where it becomes the Sunrise Expressway. North on 99E puts us in Portland where it becomes the Martin Luther King Jr. Boulevard and Grand Avenue couplet. West over I-205 and I-5 reaches Lake Oswego on Oregon 43, then Tualatin where I-5 and I-205 meet, and up Oregon 217 to Tigard and Beaverton at the U.S. 26 interchange. U.S. 26 carries us out to Cedar Mill and Bethany. Across the Columbia we take either the Interstate Bridge on I-5 or the Glenn L. Jackson Memorial Bridge on I-205 into Clark County.

We come to you for the estimate anywhere in that radius. If your town is not on our service area page, call and ask, because the list is shorter than the map.

Are your Clackamas County remodels a fixed price?

Yes. Every Pinnacle NW project runs on a written, fixed-price contract set before demolition begins, with daily photo updates during construction and a 3-year workmanship warranty after completion.
