From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Clackamas project.
What they called about
A property owner called Danny about mold in the attic of a few units.
What we found
The mold was in more than one unit, so the removal had to cover all of them.
What got done
All of it was removed in under 24 hours.
★★★★★
Had mold in the attic of a few units, called Danny and he had it all removed in less than 24 hours.

Remodeling in Clackamas, and we come to you
Clackamas is not a city. It is an unincorporated community in Clackamas County, roughly 10 miles southeast of downtown Portland, sitting east of Interstate 205 and north of the Clackamas River at about 121 feet of elevation. The 97015 ZIP covers most of it. There is no city hall, no mayor, and no municipal building department, which is a detail that catches a lot of homeowners off guard the first time they try to pull a permit. It also means the community has grown in a looser pattern than an incorporated town would, shaped more by the highways running through it than by a downtown grid.
Those highways are the reason the area reads the way it does. Oregon Routes 212, 213, and 224 all pass through, I-205 runs along the western edge, and the MAX Green Line ends its southern run at Clackamas Town Center, which opened at 12000 SE 82nd Avenue in March 1981 and has anchored the retail core ever since. Camp Withycombe sits nearby, along with a Kaiser Permanente hospital branch. Portland International Airport is about 15 miles north. It is a well connected place to live, and that connection is exactly why so many households here have a house that works for the commute but not for the way they actually cook, bathe, and gather.
We are close. Our address on SE Blanton Street is a short drive west of you, so getting out for a walkthrough is not a two-week scheduling exercise. We do not run a showroom and ask you to come pick finishes off a shelf. We come to your address, stand in the room, and talk through what is not working before anyone quotes a number. A kitchen reads completely differently when you are looking at the actual traffic pattern between the sink, the range, and the back door than it does on a floor plan.
What we run into in Clackamas houses
Two pieces of local geography show up in our scopes more than anything else. The first is water. Clackamas sits low, north of the Clackamas River, and the Pacific Northwest wet season does what it does. Crawlspaces here earn a look before we commit to a floor plan, because a bathroom rebuild over a damp crawl is a bathroom rebuild you get to do twice. When we walk a home, we check where the water is going and whether the existing ventilation was ever actually doing its job. If we find moisture damage or mold behind a wall, we say so, we price the remediation openly, and we rebuild the space cleanly rather than handing you a hole and someone else's phone number.
The second is grade. Mount Talbert rises above the community to a summit over 740 feet, a cinder cone left over from the Boring Lava Field that last erupted somewhere around 500,000 years ago. It is a nature park now, with 4.2 miles of trails run by the North Clackamas Parks and Recreation District. Homes on and near its flanks sit on ground that changes elevation fast, and that changes a deck project completely. Footing depth, post height, stair runs, and how you get material to the back of the property all stop being routine. We measure that before we quote, not after, which is the only honest way to hold a fixed price on a sloped lot.
The third thing is not geography, it is the calendar. This is North Clackamas School District territory, feeding Rex Putnam, Clackamas, and Adrienne C. Nelson high schools, and a lot of the households we meet want the disruptive part of a remodel to land in a specific window. Tell us that up front. We build the schedule around it in writing, rather than discovering the conflict in week three.
Permits when your Clackamas address is unincorporated
Because Clackamas is unincorporated, permits for projects here go through the Clackamas County Building Codes Division rather than a city building department. That is a real difference in process, not a technicality, and it is one of the reasons a contractor who works this county regularly is worth more to you than one who does not. We pull the permits, schedule the inspections, and keep that cost inside the fixed price instead of letting it surface as a surprise line item halfway through.
The county also sets the noise window. Construction noise in unincorporated Clackamas County is allowed between 7 a.m. and 10 p.m. We do not use anything near that range. Crews keep normal working hours, the site gets cleaned at the end of the day, and you get a clear schedule before anyone shows up so your household knows which days are loud and which are not.
Why your Clackamas price is fixed before we start
A fixed-price contract means the number for your agreed scope is written down before demolition begins. Most homeowners are not afraid of remodeling. They are afraid of the middle of it, the stretch after the handshake where the timeline drifts, an unfamiliar crew turns up, and the running total climbs on change orders nobody explained. That is the specific failure we built this company to remove.
Before work starts you get a written scope listing what is included, the materials selected, and a schedule you can hold us to. Approve it, and that is what we build. If you want to add or change something once we are underway, we price it plainly and get your sign-off before we touch it. You never get billed for work you did not authorize. Estimates come back fast, there are no hidden fees, and the schedule is a commitment rather than an aspiration.
One accountable team on your Clackamas job, start to finish
Remodels break at the hand-offs. A kitchen or bathroom stacks cabinetry, surfaces, plumbing, electrical, ventilation, lighting, and finish carpentry into a small footprint, and every trade is waiting on the one before it. When those hand-offs are loose, the schedule goes first and the budget follows. We keep one accountable team across the whole scope, so you are never refereeing between a cabinet installer, an electrician, and a tile crew who have never worked together. We sequence the trades, protect the parts of your house we are not working on, and send photo updates every construction day so you can follow progress from your desk. At the end we clear every open item at a final walkthrough before we call it done, and we back the work with a 3-year workmanship warranty.

Getting There, and Who Inspects It
How we reach Clackamas, and who issues your permit
From our shop to Clackamas
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Clackamas is close to home for us. Oregon 224 leaves 99E in Milwaukie, runs out through Clackamas and becomes the Sunrise Expressway after it crosses I-205; Oregon 212 begins at that same I-205 and OR 213 junction. It sits on the Clackamas River roughly ten miles southeast of downtown Portland.
Clackamas is an unincorporated community, so there is no city building department. Permits run through Clackamas County Building Codes Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Clackamas is unincorporated. Who issues the permit for my remodel?
Because Clackamas is an unincorporated community rather than an incorporated city, permits for projects there run through the Clackamas County Building Codes Division rather than a city building department. We pull the permits and schedule the inspections as part of the job, and the cost sits inside the fixed price rather than showing up later.
What hours will your crew be on site in Clackamas?
Construction noise in unincorporated Clackamas County is allowed between 7 a.m. and 10 p.m. We do not need anything close to that full window. Our crews keep normal working hours, and the daily schedule is written down before the first day on site so your household can plan around it.
Is the fixed price the same in Clackamas as it is in Portland?
