A property owner called Danny about mold in the attic of a few units.
What we found
The mold was in more than one unit, so the removal had to cover all of them.

Why Portland homeowners choose a fixed-price remodeling contractor
Most Portland homeowners we meet are not afraid of the remodel itself. They are afraid of the part that comes after they sign, when the timeline slips, the crew changes, and the running total keeps climbing with change orders nobody explained. Fixed-price remodeling exists to remove that fear. The number for your agreed scope is written into the contract before any demolition starts, so the plan and the price are settled up front instead of drifting week to week. Before work begins, you receive a written scope that lists exactly what is included, the materials selected, and a schedule you can hold us to. When you approve it, that scope is what we build.
If you decide to add or change something during the project, we price the change clearly and get your sign-off before we proceed. You never come home to a surprise line item for work you did not authorize. That structure is the whole point of the Pinnacle Promise, and it is why every commitment we make is written into the contract rather than painted on a wall. Whether your project is a single bathroom or a whole home taken back to the studs, the same fixed-price standard applies.

Remodeling for Portland homes and Portland's climate
Portland is the metro core of the region and the seat of Multnomah County, and its housing stock is as varied as its neighborhoods. Century-old Craftsman and bungalow homes on the eastside sit alongside mid-century houses and newer construction spread across the metro. Older homes in particular tend to hide surprises behind the plaster, from undersized electrical circuits to aging supply lines that are far more disruptive to reach later. A fixed-price contract does not pretend those surprises never happen. It commits us to identifying as much as possible up front, and to pricing anything genuinely unforeseen openly with you rather than burying it in a change order.
The Pacific Northwest climate shapes good remodeling decisions here, too. Portland contends with long, damp winters, so ventilation, moisture management, sealed surfaces, and proper detailing around wet areas are not optional extras. They protect the investment you just made. We help you weigh materials and finishes during the planning phase, before they are locked into a fixed-price scope, so the choices you make are ones you can live with and afford to maintain, without any pressure and without any surprise costs appearing later.
How the Pinnacle Promise applies to your Portland project
The Pinnacle Promise is a written set of commitments in your contract, not a slogan. Every promise is something you can point to and hold us to. Fixed-price contracts mean your price is set in writing before work starts, with no surprise change orders for the scope you approved. Daily photo updates mean you see progress every construction day, even on the days you are at work. Clear schedules mean you know the timeline before the first day on site, so you can plan around the weeks a room or your whole home is under construction.
Vetted crews only means experienced, screened trades on your project, not a rotating cast of unknown subs walking through your home. The completion guarantee means we finish the job and close out every punch-list item at a final walkthrough, rather than disappearing at ninety percent done. And the 3-year workmanship warranty means our work is backed for three years after completion. If something we built is not right, we make it right. You can read the full set of commitments on our Pinnacle Promise page.
Do you remodel outside Portland?
Yes. Portland is our primary market, but we come to you across the wider Portland metro. Beyond Portland itself, we regularly serve Lake Oswego, Beaverton, Tigard, West Linn, Happy Valley, Clackamas, and Oregon City. The fixed-price process, the daily updates, and the 3-year workmanship warranty are the same wherever you are in our service area.

Getting There, and Who Inspects It
How we reach Portland, and who issues your permit
From our shop to Portland
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Portland sits at the confluence of the Willamette and the Columbia, and 99E runs straight into it, becoming the Martin Luther King Jr. Boulevard and Grand Avenue couplet past the Ross Island Bridge. I-5, I-84, I-405 and I-205 all serve the city, and the West Hills split the northwest and southwest sides. The 1931 renumbering that created the quadrants and the hundred-per-block grid is still how we read an address before we load the truck.
Portland is an incorporated city with its own permit bureau, so your permit runs through Portland Permitting & Development. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.
