Remodeling in Oregon City, and we come to you
Oregon City is the county seat, and it has a longer paper trail than almost anywhere else in the state. John McLoughlin of the Hudson's Bay Company founded it in 1829. It became the first city west of the Rocky Mountains to incorporate in the United States, in 1844, and was capital of the Oregon Territory from 1848 to 1851. For the wagon trains it was the finish line, where you filed a land claim at the end of the Oregon Trail. The 2020 census counted 37,572 residents. That history is why the building stock and the permit process behave differently here.
Geography did the rest. The city splits into an upper and a lower level along a basalt bluff, the Canemah basalt, roughly 2.5 million years old. Downtown sits at river level near Willamette Falls, and the residential neighborhoods sit on top, at a city elevation of about 466 feet. The Oregon City Municipal Elevator connects the two, a 130-foot structure over a 90-foot cliff that functions as 7th Street and is free to ride. The current one was dedicated in May 1955, replacing the original from 1915.
We come to you here, which matters more than usual. You cannot quote an Oregon City remodel from a photo and a square-foot number. We walk the house, look at the framing where we can see it, check the access, and talk through what you want changed. Then we write the scope.
Older houses are the job here
The age range here is wide, and the old end of it is genuinely old. The Ermatinger House is the oldest home in Clackamas County, and the McLoughlin House dates to 1845. Canemah, the strip between the river and the bluff, was founded as its own city in 1845, boomed through the steamboat era of the 1850s to the 1870s, and was folded into Oregon City by 1928. Park Place was platted in 1889. Those dates describe neighborhoods people live in, not just museum pieces.
Remodeling a house from that era is a different discipline, and pretending otherwise is how homeowners get burned. Knob-and-tube wiring turns up behind walls. Plaster and lath does not behave like drywall when you open it, and it does not go back the same way either. Framing is often not on a modern layout, so the cabinet run you drew at 16 inches on center may have nothing to land on. Older foundations settle unevenly. Cast iron drain lines and galvanized supply have usually been patched by somebody, and not always well.
We find those things during the walkthrough rather than in week two. We look in the crawlspace, check the panel, pull a cover plate. When something is genuinely unknowable until a wall is open, we say so in the scope, in plain language, with an agreed way to handle it. That is the point of a fixed price on an old house: the surprises get named in advance and priced honestly when they appear.

Rain, the bluff, and getting a crew to your door
Oregon City takes about 44.81 inches of rain in an average year, most of it between November and March. That is the biggest reason we detail bathrooms the way we do. Waterproofing behind tile and ventilation that actually vents outside are not upgrades here, they are the baseline. If we find mold during a remodel, we address the source and rebuild the space cleanly rather than closing the wall back up over the problem.
Access is the other local wrinkle. Canemah sits on a narrow strip between the Willamette River and the bluff, and plenty of streets in the older parts of town were laid out long before anyone parked a dumpster outside a house. Interstate 205 runs along the north edge of town, so getting here is easy. The tight lots take planning.

Oregon City sits about 2 miles straight-line south of the shop - a point-to-point distance from our geocoded centre, not a drive time - and 99E runs there and through town as McLoughlin Boulevard. I-205 is the only freeway serving the city and clips its northern edge. The access fact that actually matters on a job is that the town is split into an upper and a lower level, the lower on a bench beside the Willamette and the upper on the bluff above it, connected by the 1915 municipal elevator. Material handling is a different conversation depending on which one you live on.
