Written Into Your Contract
The Pinnacle Promise in Bethany
Bethany households skew toward families with children at home, so the part of a remodel that hurts most here is the time the kitchen is out of service. The schedule is written down before day one. Every promise is something you can point to in your contract and hold us to. If we fall short, we make it right.
Fixed-price contracts
Your price for the agreed scope is set in writing before work starts. No surprise change orders for work you did not approve.
Daily photo updates
You see progress every construction day, so you always know where your project stands, even from work.
Clear schedules and vetted crews
You get the timeline before the first day on site, and experienced, screened trades on your project, not a rotating cast.
Completion guarantee and 3-year warranty
We close out every punch-list item at a final walkthrough, then back the work for three years after completion.

What Homeowners Say

★★★★★
These guys are absolutely amazing. Incredible quality, attention to detail, an great customer service. Had them remodel my kitchen an both bathrooms an turned out stunning.
★★★★★
I’ve partnered with Pinnacle Construction on multiple projects in the Portland area, including bathroom remodeling, and have nothing but good things to say. Their team is professional, communicative, and takes pride in doing things the right way. Jobs are well organized, timelines are clear, and expectations are set upfront — which makes working together smooth and efficient. They treat homeowners with respect, keep job sites clean, and don’t cut corners. It’s clear they care about quality workmanship and their reputation, not just getting in and out. I’m always confident referring clients their way for bathroom remodels and other construction projects in Portland, and I look forward to continuing to work with them. Highly recommend.
★★★★★
Finding reliable professionals to take on smaller projects, especially around the holidays, is never easy. I was referred to Pinnacle by my neighbor and got a fast response. Replacing an outlet and making sure some wiring from the prior homeowner was done right is possibly their smallest project, but they didn't treat me like it. Replies were fast; they came out to see the project, while others wanted a few hundred to even do that, gave an estimate only a few hours later, and booked a time to fix it later this week. They were on-time, friendly, and the lights are back on fast, and the issue was resolved. From the first message to being fixed in just a few days! Would recommend again and plan to contact for some other future home projects!
From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Bethany project.
What they called about
Mold and water damage that had turned into a health problem, and a homeowner who wanted to know what it would cost before anything came out.
What we found
The damage did not stop at the cabinets. It ran into the wall behind them.
What got done
The water damaged cabinets came down, every portion of the wall behind them was reinforced or replaced, and it was done in a couple of days. External health and safety reports verified the work afterwards.

Kitchen, bathroom, custom, and whole-home remodeling, plus decks, millwork, and mold remediation. Oregon CCB #258040. Licensed, bonded, and insured in Oregon.
- Do you come out to Bethany for the estimate? Yes. We come to you. Bethany is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
- Bethany is unincorporated. Who issues the permit for my remodel? Washington County does. Because Bethany is an unincorporated community rather than an incorporated city, there is no city building department to apply to.
- We have kids at home in Bethany. How long will the kitchen be out of service? You get the answer in writing before the first day on site, not as an estimate afterwards.
- Most of Bethany looks fairly new. Does that make a remodel simpler? Usually it changes the work rather than reducing it. Bethany grew from 20,646 people in 2010 to 31,350 in 2020, so a lot of the housing stock here is recent, and the jobs tend to be about capacity and layout rather than repairing age.
Remodeling in Bethany, and we come to you
Bethany is an unincorporated community and census-designated place in Washington County, north of U.S. Route 26 and Oak Hills, near Beaverton and about four miles northwest of Cedar Mill. The 2020 census counted 31,350 residents, up from 20,646 in 2010, which makes it one of the larger unincorporated communities in the Portland metro.
The name was first used at a crossroads trading center about two miles northeast of the current location, where a Presbyterian church stands today. Ulrich Gerber, who came from Switzerland in the mid-1870s, helped establish the first post office in 1878 about a mile east of the current Bethany School and suggested the name. That post office was discontinued in 1904.
The area's first public library opened in July 2007, run by the Cedar Mill Community Library Association, which had operated a library in nearby Cedar Mill since 1976. It is a branch, named the Cedar Mill Community Library at Bethany, which is a fair summary of how recently this community acquired the things older towns take for granted.
The census picture is unusually detailed for an unincorporated community. In 2020 the median age here was 36.9, thirty percent of residents were under eighteen and about ten percent were sixty-five or older, and 99.9 percent of residents lived in urban areas. That is a dense, young, fully built-out suburb that simply never incorporated.
What we run into in Bethany houses
The 2020 census counted 11,159 housing units in Bethany with a 3.9 percent vacancy rate, and 10,719 households of which just over half had children under eighteen living in them. That is a young, family-heavy, recently-built community, and it changes what people actually ask us for. Bethany kitchens usually need to work harder rather than need rescuing, so the jobs here lean toward capacity, storage and traffic flow rather than restoration.
There is no published record of when the housing stock here was built and we do not invent that kind of detail. What the numbers do tell us is that the population went from 20,646 to 31,350 between 2010 and 2020, so much of what we walk into is recent construction. We still open what can be opened and scope from what is there.
Practically, that means the constraint on a Bethany job is usually the household rather than the building. Getting the kitchen back in service on the promised day matters more here than almost anywhere else we work, and that is a scheduling problem we solve on paper before the first day.
If the kitchen is the only kitchen and the household is full, tell us that at the first call rather than at the walkthrough. It changes how we sequence the job and it goes into the clear schedule, not into a verbal reassurance.
Permits and who has jurisdiction in Bethany
Bethany is unincorporated, so there is no city building department. Permits run through Washington County, and we pull them under Oregon CCB #258040.
Why your Bethany price is fixed before we start
When a house is full and the kitchen is the only kitchen, a moving price and a moving date cost the same thing, so we fix both up front. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Bethany job, start to finish
One crew from start to finish, and one number to call, which matters when the house is full and the kitchen is out of service. The same crew that starts your Bethany project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Bethany, and who issues your permit
From our shop to Bethany
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Bethany sits north of U.S. 26 in Washington County, inside the Portland metro. We come out over the Sunset Highway. The community is new enough that its public library only opened in 2007, and the housing reflects that.
Bethany is unincorporated, so there is no city building department. Permits run through Washington County Building Services. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Bethany remodeling FAQs
Do you come out to Bethany for the estimate?
Yes. We come to you. Bethany is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Bethany is unincorporated. Who issues the permit for my remodel?
Washington County does. Because Bethany is an unincorporated community rather than an incorporated city, there is no city building department to apply to. We pull the county permits and schedule the inspections as part of the job, and the cost sits inside the fixed price.
We have kids at home in Bethany. How long will the kitchen be out of service?
You get the answer in writing before the first day on site, not as an estimate afterwards. Just over half of Bethany households have children under eighteen living in them, so this is the question we get here more than any other. You also get daily photo updates so you can see where the project actually stands.
Most of Bethany looks fairly new. Does that make a remodel simpler?
Usually it changes the work rather than reducing it. Bethany grew from 20,646 people in 2010 to 31,350 in 2020, so a lot of the housing stock here is recent, and the jobs tend to be about capacity and layout rather than repairing age. We still open what can be opened before quoting.
Can you work around us if we stay in the house during a Bethany remodel?
Yes, and in this community that is almost always the plan. With 10,719 households in Bethany at the 2020 census and just over half of them having children under eighteen at home, staying put is the norm rather than the exception. Dust control, the order rooms come out of service, and where the temporary kitchen goes are all decided before day one and confirmed in the schedule.
What remodeling services do you offer in Bethany?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Bethany?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
