From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Cedar Mill project.
What they called about
A property owner called Danny about mold in the attic of a few units.
What we found
The mold was in more than one unit, so the removal had to cover all of them.
What got done
All of it was removed in under 24 hours.
★★★★★
Had mold in the attic of a few units, called Danny and he had it all removed in less than 24 hours.

- Do you come out to Cedar Mill for the estimate? Yes. We come to you. Cedar Mill is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
- Cedar Mill is unincorporated. Who issues the permit for my remodel? Washington County does. Because Cedar Mill is an unincorporated community rather than an incorporated city, there is no city building department to apply to.
- My Cedar Mill floors are not level. Is that a problem? It is common here and it is workable. The community follows creek corridors and the roads that run with them, so the ground is not flat and framing tends to have moved.
- Is my Cedar Mill house old enough to need extra work behind the walls? There is no published survey of when the housing stock here was built, so we will not guess from an address.
Remodeling in Cedar Mill, and we come to you
Cedar Mill is a census-designated place and unincorporated community in Washington County, north of U.S. Route 26 and west of the Willamette Stone. The 2020 census counted 17,259 residents, up from 12,597 at the 2000 census. Beaverton, Bethany and Rock Creek are all nearby.
The name comes from a sawmill that cut Western Redcedars, once the dominant tree here. Samuel Walters was the first white settler to arrive, in 1847. William Cornell, the namesake of Cornell Road, settled with his wife Emily in 1852. John Halsey Jones and his father Justus established the sawmill in 1859, on the south side of Cornell Road, and it ceased operating in 1891. The Cedar Mill post office was established in 1874 in the John Quincy Adams Young House.
Several of those landmarks are still standing. The Young House, built in 1869, still stands on Cornell Road and is owned by the Tualatin Hills Park & Recreation District. The Leedy Grange #339 building near the corner of Saltzman and Cornell roads was built in 1900. Cedar Mill Falls, a 32-foot high basaltic rock formation, flows near the Cedar Mill Greenway, and the Cedar Mill Community Library Association opened the area's first public library in 1976.
A lot of the early settlement is still legible in the street names. Thomas and Ann Leahy moved into a house on what is now Leahy Road in 1865, and Owen and Mary Murray gave Murray Road its name. The area became a school district in 1856. Cedar Mill Creek runs through it before joining Beaverton Creek in the Tualatin Hills Nature Park.
What we run into in Cedar Mill houses
Cedar Mill runs along creek corridors and the roads that follow them, Cornell, Barnes, Murray, Leahy and Saltzman, and the terrain is not flat. On a kitchen or bath remodel that shows up as floors that are not level and framing that has moved over time. It is normal and it is workable, but it needs to be measured and written into the scope rather than discovered when the cabinets arrive.
The community grew from 12,597 people in 2000 to 17,259 in 2020, so newer construction sits alongside genuinely old buildings. There is no published record of when the housing stock here was built and we do not invent that. Given that an 1869 house and a 1900 grange hall are still standing nearby, we open what can be opened and scope from what is there.
Hartung Farms is one named neighborhood here, and Hartung Lake is the only lake in the area. Beyond names like that, the community does not divide into tidy vintages, so the walkthrough is where we find out what we are dealing with.
If your property is near the Cedar Mill Greenway or the creek, mention it when you call. Park land in this area is maintained by the Tualatin Hills Park & Recreation District, which occasionally matters for work close to a boundary.
Permits and who has jurisdiction in Cedar Mill
Cedar Mill is unincorporated, so there is no city building department. Permits go through Washington County, and we pull them under Oregon CCB #258040. Parks in the area are maintained by the Tualatin Hills Park and Recreation District, which occasionally matters for work near a greenway.
Why your Cedar Mill price is fixed before we start
On creek-cut ground where floors move, the survey has to come before the number. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Cedar Mill job, start to finish
The same crew that starts your Cedar Mill project finishes it, whether the house is off Cornell or up toward Saltzman. The same crew that starts your Cedar Mill project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Cedar Mill, and who issues your permit
From our shop to Cedar Mill
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Cedar Mill sits just north of U.S. 26, the Sunset Highway, west of the Willamette Stone. Cornell Road is the main way through, with Saltzman, Barnes, Murray and Leahy feeding it. Cedar Mill Creek runs through the community and drops 32 feet over basalt at Cedar Mill Falls, which powered the sawmill that ran here from the 1850s to 1891 and gave the place its name. Part of Cedar Mill extends into Multnomah County, so the address is worth checking before anything is filed.
Cedar Mill is unincorporated, so there is no city building department. Permits for the Washington County side run through Washington County Building Services. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Cedar Mill remodeling FAQs
Do you come out to Cedar Mill for the estimate?
Yes. We come to you. Cedar Mill is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Cedar Mill is unincorporated. Who issues the permit for my remodel?
Washington County does. Because Cedar Mill is an unincorporated community rather than an incorporated city, there is no city building department to apply to. We pull the county permits and schedule the inspections as part of the job, and the cost sits inside the fixed price.
My Cedar Mill floors are not level. Is that a problem?
It is common here and it is workable. The community follows creek corridors and the roads that run with them, so the ground is not flat and framing tends to have moved. We measure it on the walkthrough and write the correction into the scope, rather than finding it the day the cabinets turn up.
Is my Cedar Mill house old enough to need extra work behind the walls?
There is no published survey of when the housing stock here was built, so we will not guess from an address. What we know is that the 1869 Young House on Cornell Road and the 1900 Leedy Grange near Saltzman are still standing, so genuinely old structures exist in this area. We open what can be opened before quoting.
Does work near the Cedar Mill Greenway or the creek need anything extra?
It can, so we check rather than assume. Cedar Mill Creek runs through the community and joins Beaverton Creek in the Tualatin Hills Nature Park, and park land here is maintained by the Tualatin Hills Park & Recreation District. If your property is close to a greenway boundary we confirm what applies with the county before the scope is finalized.
What remodeling services do you offer in Cedar Mill?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Cedar Mill?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
