Written Into Your Contract
The Pinnacle Promise in Dunthorpe
Dunthorpe houses date from a 1916 plat and sit on a bluff above the river, so almost everything that matters on the job is found by opening the house rather than by reading the drawings. Every promise is something you can point to in your contract and hold us to. If we fall short, we make it right.
Fixed-price contracts
Your price for the agreed scope is set in writing before work starts. No surprise change orders for work you did not approve.
Daily photo updates
You see progress every construction day, so you always know where your project stands, even from work.
Clear schedules and vetted crews
You get the timeline before the first day on site, and experienced, screened trades on your project, not a rotating cast.
Completion guarantee and 3-year warranty
We close out every punch-list item at a final walkthrough, then back the work for three years after completion.

★★★★★
I’ve partnered with Pinnacle Construction on multiple projects in the Portland area, including bathroom remodeling, and have nothing but good things to say. Their team is professional, communicative, and takes pride in doing things the right way. Jobs are well organized, timelines are clear, and expectations are set upfront — which makes working together smooth and efficient. They treat homeowners with respect, keep job sites clean, and don’t cut corners. It’s clear they care about quality workmanship and their reputation, not just getting in and out. I’m always confident referring clients their way for bathroom remodels and other construction projects in Portland, and I look forward to continuing to work with them. Highly recommend.
From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Dunthorpe project.
What they called about
A small job at Christmas: replace an outlet, and check wiring left behind by the prior homeowner.
What we found
Wiring from the previous owner that had to be looked at before the outlet went back in.
What got done
Someone came out to see it in person, an estimate followed a few hours later, a time was booked, and the lights were back on within days.
★★★★★
Replies were fast; they came out to see the project, while others wanted a few hundred to even do that, gave an estimate only a few hours later, and booked a time to fix it later this week.

- Do you come out to Dunthorpe for the estimate? Yes. We come to you. Dunthorpe sits close to our shop, just south of the Portland city limits on the west side of the Willamette, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.

- My Dunthorpe house is around a hundred years old. What should I expect? The community was platted in January 1916 with a written minimum house cost, so the original stock is large and individually built.
- There are old deed restrictions on my Dunthorpe property. Do they affect the work? They can, which is why we ask. The 1916 development was written with binding provisions on what could be built, and covenants of that vintage sometimes still constrain a scope.
Remodeling in Dunthorpe, and we come to you
Dunthorpe is an unincorporated census-designated place in southwestern Multnomah County, just south of the Portland city limits on the west side of the Willamette River. The 2020 census counted 1,704 residents in about 1.19 square miles, roughly a ninth of which is water in the river itself.
It was laid out in January 1916, when William M. Ladd's Ladd Estate Company bought 215 acres from the soon-to-be-dissolved Oregon Iron & Steel Company. The company wrote very specific provisions into the development, including a rule that only residential buildings were allowed and a minimum house cost of three thousand dollars, which in 1916 was a substantial house.
Oregon Route 43 runs through the community along the river. Portland borders it to the north and west, the Willamette to the east with Milwaukie across the water, and Lake Oswego touches the southwest corner. Elk Rock Garden of the Bishop's Close, thirteen acres on a high bluff on the western bank with about six acres of cultivated English-style garden, is the local landmark, and the community is served by the Riverdale School District.
The community is served by the Riverdale School District rather than Portland's, which is one of the things that keeps it distinct despite sitting against the city limits. The original Riverdale grade school was demolished in July 2009 and rebuilt in the style of the original in 2010, which is a fair summary of how this place handles change.
What we run into in Dunthorpe houses
A 1916 plat with a written minimum house cost produces a very particular building stock: large, early twentieth century, individually designed, and now more than a century old. On a kitchen or bathroom job that means original plaster, original service routes and framing that has had a hundred years to settle. None of that is a problem, but all of it has to be found before the price is set rather than after demolition starts.
The other Dunthorpe factor is the deed restrictions themselves. The 1916 development was written with binding provisions on what could be built, and covenants of that vintage are worth reading before a scope is written. We ask about them on the walkthrough.
Elk Rock Garden of the Bishop's Close, thirteen acres on the bluff with about six acres of cultivated garden, is the landmark most people picture here. The estates around it are the kind of houses where a kitchen was built into the structure rather than fitted into it, so we plan for structural work rather than assume it away.
If you have the original plans, the covenant documents or any record of past work, have them out for the walkthrough. On a house of this age and this provenance, the paperwork usually saves more time than the tape measure.
Permits and who has jurisdiction in Dunthorpe
Dunthorpe is unincorporated Multnomah County, and the county does not run a building department of its own. It routes permits to Portland, Gresham or Troutdale by area, and Dunthorpe is not named on that routing list, so we confirm the issuing office by address before we file rather than assume it. We pull the permit under Oregon CCB #258040.
Why your Dunthorpe price is fixed before we start
On a house platted in 1916, the difference between a good quote and a bad one is entirely in how much got opened before it was written. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Dunthorpe job, start to finish
On a house of this age the crew that opened the wall should be the crew that closes it. The same team starts and finishes your Dunthorpe project. The same crew that starts your Dunthorpe project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Dunthorpe, and who issues your permit
From our shop to Dunthorpe
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Dunthorpe is close to the shop, on the west side of the Willamette. Oregon 43 runs through it along the river as South Riverside Drive. It sits on a high bluff at Elk Rock, bordered by Portland to the north and west and the river to the east, and it is served by the Riverdale School District rather than Portland's. The neighborhood was platted in 1916 with deed restrictions setting a minimum house cost, so the houses here are old, large and covenant-controlled, and the covenants are worth reading before a scope is written.
Dunthorpe is unincorporated Multnomah County, and the county does not run a building department of its own. It routes permits to Portland, Gresham or Troutdale by area, and Dunthorpe is not named on that routing list, so we confirm the issuing office by address before we file rather than assume it. The county's own routing page is Multnomah County's list of permit service providers. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Dunthorpe remodeling FAQs
Do you come out to Dunthorpe for the estimate?
Yes. We come to you. Dunthorpe sits close to our shop, just south of the Portland city limits on the west side of the Willamette, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Dunthorpe is unincorporated. Who issues the permit for my remodel?
That is a question we answer by address rather than by assumption. Dunthorpe is in unincorporated Multnomah County, and the county does not run a building department of its own. It routes permits to Portland, Gresham or Troutdale depending on the area, and Dunthorpe is not named on that routing list, so we confirm the correct issuing office with the county before we file.
My Dunthorpe house is around a hundred years old. What should I expect?
The community was platted in January 1916 with a written minimum house cost, so the original stock is large and individually built. Expect original plaster, original service routes and framing that has settled. We open what can be opened on the walkthrough so those things are priced in the contract rather than discovered mid-job.
There are old deed restrictions on my Dunthorpe property. Do they affect the work?
They can, which is why we ask. The 1916 development was written with binding provisions on what could be built, and covenants of that vintage sometimes still constrain a scope. Bring what you have to the walkthrough and we will read it before anything is quoted.
Do you work on Riverdale-area estates as well as the smaller Dunthorpe houses?
Yes. Dunthorpe is only about a square mile of land and holds a wide range of property, from the large estates near the Elk Rock bluff to smaller houses on the Portland edge. What they have in common is age, so all of them get opened properly before a price is written.
What remodeling services do you offer in Dunthorpe?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Dunthorpe?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
