From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Sherwood project.
What they called about
A living room, a kitchen and a bathroom, remodeled together.
What we found
Owners who knew exactly what they wanted each room to become, and a house they were still living in.
What got done
All three rooms were remodeled, the living room opened up, and the owners were kept informed at every step.
★★★★★
The team was punctual, respectful of our home, and clearly skilled at what they do.

- Do you come out to Sherwood for the estimate? Yes. We come to you. Sherwood is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
- Who issues the permit for a remodel in Sherwood? Sherwood has been an incorporated city since 1893, so it runs its own building department and issues and inspects the permit itself rather than sending it to Washington County.
- Are older Sherwood houses harder to remodel than newer ones? They are different rather than harder. The city held 350 people inside one square mile in 1911 and covers about four and a half square miles now, so the original townsite and the newer edges were built in completely different eras.
- Is the fixed price the same in Sherwood as it is in Portland? Yes. The process does not change with the address. Your price for the agreed scope is written down before demolition begins.
Remodeling in Sherwood, and we come to you
Sherwood is an incorporated city in the southeast corner of Washington County, in the Tualatin Valley southwest of Portland, with 20,450 residents at the 2020 census across about 4.3 square miles of land. Money ranked it fifth on its list of the fifty best places to live in the United States in 2014.
It was platted in 1889 by James Christopher Smock and called Smockville. Nobody liked the name, so a public meeting was held and Robert Alexander, a local businessman, proposed Sherwood, either after Sherwood, Michigan or after Sherwood Forest. Mail began arriving addressed to the Town of Sherwood on 5 July 1891 with Smock as the first postmaster, and the town incorporated in 1893.
The main industry through the 1890s was a pressed brick yard, which closed in 1896 as a casualty of the 1893 recession before the Klondike Gold Rush of 1897 revived the local economy. In 1911 the city held 350 people inside a single square mile. It covers nearly four and a half square miles today.
The pattern of growth is easy to read on a map. The Smocks gave a right-of-way across their property to the Portland and Willamette Valley Railway in 1885, the town was platted in 1889 and rail service began the same year, and everything the city has added since has grown outward from that. Sherwood sits in the southeast corner of Washington County in the Tualatin Valley.
What we run into in Sherwood houses
That last figure is the one that matters on a remodel. A city that held 350 people in one square mile in 1911 and now covers four and a half square miles is really two building stocks sharing a name. Near the original townsite you are working on old framing, old wiring and floors that have moved. Out toward the newer edges you are working on something built to a modern code cycle, which is a different job with a different set of surprises.
We do not price from the city average, because for Sherwood there is no useful average. We walk the house, open what can be opened, and write the scope from what is actually there before anyone talks about cabinets.
What that means on a job is that we ask when the house was built before we ask what you want it to look like. The answer changes the wiring, the framing and often the plumbing we expect to find, and all three go into the written scope.
If you know roughly when your house was built, tell us when you call. It is the single most useful thing you can hand us before a walkthrough in this city, because it sets our expectations for wiring, framing and plumbing before we arrive.
Permits and who has jurisdiction in Sherwood
Sherwood is an incorporated city and issues and inspects its own building permits rather than routing them to Washington County. We pull them under Oregon CCB #258040.
Why your Sherwood price is fixed before we start
A city that grew from one square mile to four and a half holds too many build eras for a price to be guessed from the outside. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Sherwood job, start to finish
Whether the house is a block from the old townsite or out on the newer edge of the city, the same crew that starts it finishes it. The same crew that starts your Sherwood project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Sherwood, and who issues your permit
From our shop to Sherwood
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Sherwood is in the southeast corner of Washington County in the Tualatin Valley, on Oregon 99W. It is next to the Tualatin River National Wildlife Refuge. The town grew from under 12,000 in 2000 to over 20,000 by 2020, so a large share of the housing here is 2000s-era.
Sherwood is an incorporated city and issues its own permits through the Sherwood Building Department. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Sherwood remodeling FAQs
Do you come out to Sherwood for the estimate?
Yes. We come to you. Sherwood is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Who issues the permit for a remodel in Sherwood?
Sherwood has been an incorporated city since 1893, so it runs its own building department and issues and inspects the permit itself rather than sending it to Washington County. We pull the permit and book the inspections as part of the job, and the cost sits inside your fixed price.
Are older Sherwood houses harder to remodel than newer ones?
They are different rather than harder. The city held 350 people inside one square mile in 1911 and covers about four and a half square miles now, so the original townsite and the newer edges were built in completely different eras. Older framing tends to have moved and older wiring tends to need attention, and both get written into the scope rather than found later.
Is the fixed price the same in Sherwood as it is in Portland?
Yes. The process does not change with the address. Your price for the agreed scope is written down before demolition begins. If something about your site affects the quote, we spell that out in writing before you commit, and nothing gets added after you sign.
How do I find out when my Sherwood house was built?
Washington County's property records are the usual starting point, and the city can often help too. It is worth knowing before you plan a remodel here, because Sherwood held 350 people in a single square mile in 1911 and covers about four and a half square miles now, so build era varies enormously across the city. If you do not know, we will work it out on the walkthrough.
What remodeling services do you offer in Sherwood?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Sherwood?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
