From Our Job Log

A job we were called out for, in their words

A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Wilsonville project.

What they called about

A property owner called Danny about mold in the attic of a few units.

What we found

The mold was in more than one unit, so the removal had to cover all of them.

What got done

All of it was removed in under 24 hours.

★★★★★

Had mold in the attic of a few units, called Danny and he had it all removed in less than 24 hours.

  • Do you come out to Wilsonville for the estimate? Yes. We come to you, anywhere in the city, including Charbonneau across the river and Villebois on the western edge.
  • Who issues the permit for a remodel in Wilsonville? Wilsonville is an incorporated city, so it runs its own building department and issues and inspects the permit itself rather than sending it to the county.
  • Wilsonville straddles two counties. Does that change who I deal with? Not for a residential remodel. The city is mostly in Clackamas County with its northern section in Washington County, but because Wilsonville is incorporated, the city building department is the reviewing authority across the whole city.
  • Is remodeling a Wilsonville Old Town house different from remodeling in Villebois? In practice, yes. Old Town holds the original parts of the town and Villebois is a recent planned community, so what is behind the walls is not comparable.

Remodeling in Wilsonville, and we come to you

Wilsonville is an incorporated city straddling the Clackamas and Washington county line, with 26,664 residents at the 2020 census and an estimated 27,895 in 2024. It sits at about 154 feet of elevation on the north side of the Willamette, and Interstate 5 runs straight through it over the Boone Bridge.

The city started as Boones Landing, named for the ferry Alphonso Boone, a grandson of Daniel Boone, established across the Willamette in 1847. It became Wilsonville in 1880 after Charles Wilson, the first postmaster. Boones Ferry was retired once the Boone Bridge opened in 1954. A Methodist church built in 1910 was in use until 1988 and is still standing.

Wilsonville divides itself into sixteen neighborhood groups, A through P. Old Town, south of Wilsonville Road along Boones Ferry Road, is the oldest of them and holds the original parts of the town. Charbonneau sits across the river and Villebois on the western edge, both planned communities annexed or built long after Old Town.

Wilsonville runs its own library, public works and parks department, and contracts fire and police out to regional agencies. It also runs its own transit system, South Metro Area Regional Transit, after withdrawing from the TriMet district at the end of 1988. A city that does that much for itself also reviews its own building work, which is who you deal with on a permit here.

What we run into in Wilsonville houses

The practical consequence of that layout is that two Wilsonville kitchens a few minutes apart can be nothing alike. An Old Town house and a Villebois house were built to different standards in different decades, and the framing, the wiring and the plumbing behind the cabinets reflect that. We scope from what is at your address rather than from what is typical for the city.

Water is the other local factor. Boeckman Creek and Coffee Lake Creek account for about 85 percent of the runoff in Wilsonville, and the city flooded in 1964. Most land inside the city is level, which is easy on a build, but drainage and moisture detailing still earn their place in the scope on the low ground near those creeks.

The Willamette is the other constant. The city sits on the north side of the river around the old Boones Ferry landing, and Charbonneau is across the water, so a job in one part of the city can involve a completely different set of site conditions from a job in another.

The city's own neighborhood groups, sixteen of them lettered A through P, are a useful shorthand when we are scheduling. Tell us yours and we can usually tell you what we expect to find before we arrive.

Permits and who has jurisdiction in Wilsonville

Wilsonville is an incorporated city and reviews and inspects its own work through the city building department. We pull those permits under Oregon CCB #258040.

Why your Wilsonville price is fixed before we start

In a city holding both Old Town parcels and recent planned-community construction, guessing at what is behind the wall is how budgets break. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.

You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.

One accountable team on your Wilsonville job, start to finish

Whether your project is in Old Town, Charbonneau or Villebois, the same crew that starts it finishes it. The same crew that starts your Wilsonville project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It

How we reach Wilsonville, and who issues your permit

From our shop to Wilsonville

Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.

Wilsonville is straight down I-5, which bisects the city and crosses the Willamette here on the Boone Bridge. Boones Ferry Road, part of it signed Oregon 141, is the main local route, along with Wilsonville, Boeckman, Elligsen and Stafford roads. Worth knowing before we schedule: the Charbonneau community sits on the south side of the river, so those jobs are across the Boone Bridge from the rest of town.

Wilsonville is an incorporated city and issues its own permits through the Wilsonville Building Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions

Wilsonville remodeling FAQs

Do you come out to Wilsonville for the estimate?

Yes. We come to you, anywhere in the city, including Charbonneau across the river and Villebois on the western edge. We walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.

Who issues the permit for a remodel in Wilsonville?

Wilsonville is an incorporated city, so it runs its own building department and issues and inspects the permit itself rather than sending it to the county. We pull the permit and book the inspections as part of the job, and the cost sits inside your fixed price.

Wilsonville straddles two counties. Does that change who I deal with?

Not for a residential remodel. The city is mostly in Clackamas County with its northern section in Washington County, but because Wilsonville is incorporated, the city building department is the reviewing authority across the whole city. The county line does not split your permit.

Is remodeling a Wilsonville Old Town house different from remodeling in Villebois?

In practice, yes. Old Town holds the original parts of the town and Villebois is a recent planned community, so what is behind the walls is not comparable. That is why we open what can be opened on the walkthrough before quoting instead of pricing from an area average.

Does living in a Wilsonville planned community like Charbonneau or Villebois change the process?

It can add a step, and it is one we would rather find at the start. Charbonneau and Villebois were developed as planned communities, so there may be design or approval requirements alongside the city permit. Bring anything you have from your association to the walkthrough and we will factor it into the schedule rather than hit it halfway through.

What remodeling services do you offer in Wilsonville?

Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.

Are you licensed and insured to remodel homes in Wilsonville?

Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
