Written Into Your Contract
The Pinnacle Promise in Stafford
Stafford is county-permitted acreage rather than a subdivision, so the parts of a job that vary most here are access and scheduling. Both are written down before anyone starts. Every promise is something you can point to in your contract and hold us to. If we fall short, we make it right.
Fixed-price contracts
Your price for the agreed scope is set in writing before work starts. No surprise change orders for work you did not approve.
Daily photo updates
You see progress every construction day, so you always know where your project stands, even from work.
Clear schedules and vetted crews
You get the timeline before the first day on site, and experienced, screened trades on your project, not a rotating cast.
Completion guarantee and 3-year warranty
We close out every punch-list item at a final walkthrough, then back the work for three years after completion.

★★★★★
Have these guys come out and do a bathroom remodel for me and couldn’t be more happier with the work! Work was done quick with quality and very good communication. Everything is done exactly how I want it.
★★★★★
I engaged Pinnacle Construction for a full kitchen renovation, including structural work and custom cabinetry. Overall experience: Excellent. They offered thoughtful design suggestions I hadn’t considered. The crew was professional, fastidious, and often went “above and beyond” to keep the project running smoothly. They were consistently communicative, upfront about delays, and flexible with changes—a rarity in my experience. The site was clean daily, and disruption was minimal—even though I worked from home. They provided a detailed contract, closely adhered to the agreed budget, and handled change orders transparently. Overall a great company to work with!
★★★★★
We recently had our living room, kitchen, and bathroom fully remodeled by Pinnacl Construction, and we couldn’t be happier with the results. From start to finish, the entire experience was seamless and professional. The team was punctual, respectful of our home, and clearly skilled at what they do. The attention to detail was next level! our living room feels more open and modern, the kitchen looks like it came straight out of a magazine, and the bathroom transformation is just stunning. What really stood out was their communication. They kept us informed every step of the way and made sure everything was done exactly how we envisioned it. If you’re thinking about remodeling your home, I highly recommend Pinnacl Construction. They truly brought our vision to life and exceeded all expectations.
From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Stafford project.
What they called about
A full kitchen renovation that took in structural work and custom cabinetry.
What we found
Design decisions the homeowner had not considered, plus the delays and change orders a job this size runs into.
What got done
The structural work and the custom cabinetry, on a detailed contract held close to the agreed budget, with change orders handled openly and the site cleaned daily while the owner worked from home.

They provided a detailed contract, closely adhered to the agreed budget, and handled change orders transparently.

- Do you come out to Stafford for the estimate? Yes. We come to you. Stafford sits in our Clackamas County service area, between Lake Oswego, Tualatin and West Linn, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
- Stafford is a hamlet, not a city. Who issues the permit for my remodel? Clackamas County does. Stafford is an unincorporated community that the county classifies as a hamlet, so there is no city building department to apply to.
- Stafford does not have its own ZIP code. Does that affect anything? Not for the work itself. Stafford addresses fall under neighbouring ZIP codes rather than one of its own, which occasionally confuses deliveries and material drops.
- My Stafford property is on acreage. Does that change how you quote? It changes access, not the pricing method. Where the dumpster sits, how far materials have to be carried, and what the driveway will take in wet weather all get looked at on the walkthrough and written into the scope.
Remodeling in Stafford, and we come to you
Stafford is an unincorporated community in Clackamas County that the county classifies as a hamlet, and the census counts it as a census-designated place. The 2020 census put 1,895 people across roughly 3,900 acres, in a rough triangle south of Lake Oswego, east of Tualatin and west of West Linn.
George A. Steel named it in the 1860s after his hometown of Stafford, Ohio. The Stafford School opened in 1892 and Steel's Eastside Electric Railway reached the area the following year. The post office ran from 1878 to 1905. In 1895 the Wanker family bought land at Stafford and Borland roads and built a store and tavern there, which is how Wankers Corner got its name.
The land-use history is the part that shows up in a remodel. In 1995 about 830 acres of the Stafford area were added to the Portland urban growth boundary, then removed again after a court fight that ended at the Oregon Court of Appeals in 2001. In November 2006 residents voted 344 to 30 to form a hamlet, the second Oregon community to do so.
Schools are how most people here describe where they live. Most of the CDP falls in West Linn School District 3J, and parts of it in the Lake Oswego School District, feeding Lakeridge Middle School and Lakeridge High School. That split is a fair picture of Stafford: a community defined by the places it sits between rather than by a center of its own.
What we run into in Stafford houses
Stafford stayed outside the urban growth boundary, so what we are usually walking into here is a house on land rather than a house on a lot. That changes the practical side of a kitchen or bathroom job before it changes anything about the finishes: where a dumpster and a materials drop can sit, how far a crew is carrying cabinet boxes, and what the driveway will take on a wet week.
Wikipedia records no housing-stock survey for Stafford and no median build year, and we do not invent that kind of detail. What we do instead is open what can be opened on the walkthrough and write the scope from what is actually behind the wall at your address.
Because Stafford has no town center and no city services of its own, the practical questions are answered address by address rather than street by street. We confirm the county requirements for your specific parcel before the scope is written.
One more practical note: because the community sits across school district lines and outside any city, utility and service arrangements vary parcel to parcel. We confirm yours rather than assuming the one next door applies.
Permits and who has jurisdiction in Stafford
Stafford is an unincorporated hamlet, so there is no city building department here. Permits run through Clackamas County, and we pull them under Oregon CCB #258040.
Why your Stafford price is fixed before we start
On acreage the unknowns tend to be about access and site conditions rather than finishes, so they get settled before the number is set. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Stafford job, start to finish
Stafford addresses sit across the West Linn-Wilsonville and Lake Oswego school district lines, which tells you how spread out this area is. One crew covers it start to finish either way. The same crew that starts your Stafford project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Stafford, and who issues your permit
From our shop to Stafford
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Stafford sits south of Lake Oswego, east of Tualatin and west of West Linn, reached off I-205 where the freeway signs Stafford Road. Stafford and Borland roads meet at Wankers Corner. Most of it stayed outside the urban growth boundary after the land was added in 1995 and removed again following a court fight that ended in 2001, so this is large-lot country with about 1,900 residents.
Stafford is an unincorporated hamlet, so there is no city building department. Permits run through Clackamas County Building Codes Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Stafford remodeling FAQs
Do you come out to Stafford for the estimate?
Yes. We come to you. Stafford sits in our Clackamas County service area, between Lake Oswego, Tualatin and West Linn, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Stafford is a hamlet, not a city. Who issues the permit for my remodel?
Clackamas County does. Stafford is an unincorporated community that the county classifies as a hamlet, so there is no city building department to apply to. We pull the county permits and book the inspections as part of the job, and that cost sits inside your fixed price.
Stafford does not have its own ZIP code. Does that affect anything?
Not for the work itself. Stafford addresses fall under neighbouring ZIP codes rather than one of its own, which occasionally confuses deliveries and material drops. We confirm the exact address with the county and with our suppliers before the first delivery is scheduled.
My Stafford property is on acreage. Does that change how you quote?
It changes access, not the pricing method. Where the dumpster sits, how far materials have to be carried, and what the driveway will take in wet weather all get looked at on the walkthrough and written into the scope. The price for that agreed scope is still fixed before demolition.
Will a Stafford project need county approval for anything beyond the building permit?
That depends on the parcel, and it is worth checking early. Stafford sits outside the urban growth boundary after the land was added in 1995 and removed again by 2001, so rural parcel rules can apply here that do not apply inside the neighbouring city limits of Lake Oswego or West Linn. We confirm what your specific address needs with the county before we file anything.
What remodeling services do you offer in Stafford?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Stafford?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
