From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Tualatin project.
What they called about
A neighbour asked for help while Daniel was on an installation next door. An 83 year old's new bed sat too high for her to use.
What we found
Bed posts eight inches tall, under a bed belonging to someone about four foot eleven.
What got done
Daniel and his assistant came over after finishing the job next door and spent 35 minutes cutting the posts down. The family was asked to pay the assistant only.
★★★★★
Daniel and his assistant came after they finished their project, and spent 35 minutes cutting my Mom's bedposts in half to accommodate her height.

Tualatin is a city of 27,942 people located primarily in Washington County, south of Tigard, with the Tualatin River along most of its northern boundary, and we come to you: we walk your home, put a written scope in front of you, and build to a fixed price with daily photo updates and a 3-year workmanship warranty. - Do you come out to Tualatin for the estimate? Yes. We come to you. Tualatin is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
- Who issues the permit for a remodel in Tualatin? Tualatin has been an incorporated city since 1913, so it runs its own building department and issues and inspects the permit itself rather than sending it to Washington County.
- Part of Tualatin is in Clackamas County. Which one handles my project? Neither, for permit purposes. Most of the city is in Washington County and a small portion is in Clackamas County, but because Tualatin is incorporated the city building department reviews the work across the whole city.
- My house is near the Tualatin River. Should I be worried about moisture? It is worth checking rather than worrying about. The river runs along most of the city's northern boundary, and on any bathroom near it we look at subfloor condition, vapour control and how the waste line falls during the walkthrough, then write what we find into the scope.
Remodeling in Tualatin, and we come to you
Tualatin is an incorporated city of 27,942 people at the 2020 census, mostly in Washington County with a small portion in Clackamas County, covering about 8.2 square miles south of Tigard. The Tualatin River flows along most of the city's northern boundary and gave the city its name.
The name comes from a Tualatin-Yamhill word that probably means lazy or sluggish, though it may mean treeless plain or forked. The settlement was called Galbreath in the 1850s after Samuel Galbreath, who built the first bridge over the Tualatin River in 1853, after which it was known as Bridgeport. John Sweek platted the town around the new railroad depot in the 1880s and named it Tualatin. It incorporated in 1913.
Two things buried under Tualatin are worth knowing before anyone digs. A fossilized mastodon was excavated here in 1962 from what later became a Fred Meyer parking lot and now stands in the lobby of the Tualatin Public Library, and a partial Harlan's ground sloth skeleton came out of ground near Fanno Creek in 1972. Bridgeport Village, on the north side, was built on the site of a former quarry.
The city has an industrial side that shapes the neighborhoods around it. Knife makers CRKT and KAI USA are based here, along with Oregon Scientific, and a large Lam Research plant on the south side of town makes equipment for semiconductor manufacturing. Tualatin has also hosted the West Coast Giant Pumpkin Regatta since 2004, which is a genuinely local thing to plan a weekend around.
What we run into in Tualatin houses
The river boundary is the fact that reaches a remodel most often. A city whose name may well mean sluggish, wrapped along its northern edge by the river it is named for, is a city where moisture detailing in a bathroom is not an upsell. Vapour control, subfloor condition and how the waste line actually falls all get looked at on the walkthrough rather than assumed.
Wikipedia records no housing-stock survey or median build year for Tualatin, so we do not publish one. What we can say is that the city has been incorporated since 1913 and grew hard afterwards, so the range of build eras inside one city is wide. We open what can be opened and write the scope from what is there.
Ground conditions here have a way of surprising people. A fossilized mastodon came out of a Tualatin parking lot in 1962 and a ground sloth out of the Fanno Creek area in 1972, and Bridgeport Village sits on a former quarry. None of that stops a remodel, but it is a fair argument for looking at what is actually under a floor before quoting the work above it.
If your property backs onto the river or one of its tributaries, say so when you call. It does not stop anything, but it changes what we look at first and it is better raised before the walkthrough than during it.
Permits and who has jurisdiction in Tualatin
Tualatin is an incorporated city and issues and inspects its own building permits rather than routing them to the county. We pull them under Oregon CCB #258040.
Why your Tualatin price is fixed before we start
In a city incorporated in 1913 that kept growing afterwards, the build era at your address matters more than the street it is on. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Tualatin job, start to finish
One crew, one number to call, whether the job is off Boones Ferry Road or over toward Bridgeport. The same crew that starts your Tualatin project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Tualatin, and who issues your permit
From our shop to Tualatin
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Tualatin is where I-5 and I-205 meet, since I-205's southern end is its junction with I-5 here, so it is an easy run from the shop either way. The Tualatin River runs along most of the city's northern boundary. The city went from a few hundred people in 1950 to nearly 28,000 by 2020, and most of the housing came with that growth.
Tualatin is an incorporated city and issues its own permits through the Tualatin Building Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Tualatin remodeling FAQs
Do you come out to Tualatin for the estimate?
Yes. We come to you. Tualatin is part of our Washington County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Who issues the permit for a remodel in Tualatin?
Tualatin has been an incorporated city since 1913, so it runs its own building department and issues and inspects the permit itself rather than sending it to Washington County. We pull the permit and book the inspections as part of the job, and the cost sits inside your fixed price.
Part of Tualatin is in Clackamas County. Which one handles my project?
Neither, for permit purposes. Most of the city is in Washington County and a small portion is in Clackamas County, but because Tualatin is incorporated the city building department reviews the work across the whole city. The county line does not change who you deal with.
My house is near the Tualatin River. Should I be worried about moisture?
It is worth checking rather than worrying about. The river runs along most of the city's northern boundary, and on any bathroom near it we look at subfloor condition, vapour control and how the waste line falls during the walkthrough, then write what we find into the scope.
Do you handle the older parts of Tualatin as well as the newer subdivisions?
Yes, and they are genuinely different jobs. The city has been incorporated since 1913 and has kept growing since, so an older house near the original depot area and a recent build on the edge of town need different assumptions about wiring, framing and drainage. We take those assumptions from your house, not from the city.
What remodeling services do you offer in Tualatin?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Tualatin?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
