From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Beavercreek project.
What they called about
A small job at Christmas: replace an outlet, and check wiring left behind by the prior homeowner.
What we found
Wiring from the previous owner that had to be looked at before the outlet went back in.
What got done
Someone came out to see it in person, an estimate followed a few hours later, a time was booked, and the lights were back on within days.
★★★★★
Replies were fast; they came out to see the project, while others wanted a few hundred to even do that, gave an estimate only a few hours later, and booked a time to fix it later this week.

- Do you come out to Beavercreek for the estimate? Yes. We come to you. Beavercreek sits about six miles southeast of Oregon City in our Clackamas County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
- Beavercreek is a hamlet. Who issues the permit for my remodel? Clackamas County does. Beavercreek voted in 2006 to become Oregon's first hamlet, which is a form of community government rather than a city, so there is no city building department.
- Most of Beavercreek is rural. Does that change the job? It changes the logistics. The 2020 census put 58.3 percent of residents in rural areas, so lots are large, driveways are long and deliveries need planning.
- Can you build a bathroom in Beavercreek that will still work as we get older? Yes, and it is worth deciding now. Beavercreek's median age was 47.6 at the 2020 census with 21.8 percent of residents at 65 or older, so this comes up often here.
Remodeling in Beavercreek, and we come to you
Beavercreek is an unincorporated hamlet and census-designated place in Clackamas County, about six miles southeast of Oregon City, with 4,727 residents at the 2020 census. Its ZIP code is 97004. The name was first used for a school district here in the early 1850s, taken from the creek that runs through the community into the Willamette.
In the summer of 2006 residents voted to become Oregon's first hamlet, a form of quasi-government that exists in Clackamas County. The county commissioners held the final hearing that September and formally recognized the Hamlet of Beavercreek, which still holds monthly community meetings at the Beavercreek Grange hall.
Two pieces of local history sit within a few miles of each other. The Miller House, built by the Miller family just after 1900 at what is now Ridge Road and Lower Highland Road, was the childhood home of Ava Helen Miller, who married Linus Pauling; it was moved to save it from demolition and is being restored by residents. And geocaching started here, with the first documented GPS-located cache placed on 3 May 2000 by Dave Ulmer of Beavercreek.
Even the schools reflect how spread out this is. Beavercreek is served by four separate districts, Oregon City, Canby, Colton and Molalla River, with Beavercreek Elementary inside the hamlet itself. The hamlet holds monthly meetings at the Grange hall and quarterly town halls elsewhere to fit everyone in.
What we run into in Beavercreek houses
The census profile here is unlike anywhere else we serve. The 2020 count put 58.3 percent of Beavercreek residents in rural areas, the median age at 47.6, and 21.8 percent of residents at 65 or older, in 1,752 housing units with a 3 percent vacancy rate. That is a settled community of long-held houses on land, not a subdivision with turnover.
For a remodel that means two things. Houses that have been lived in by the same people for a long time usually carry a stack of previous work, some of it undocumented, and we expect to find it. And an older household is more likely to want a bathroom that will still work in fifteen years, so step-free entries, blocking for grab bars and door widths are worth deciding on now rather than paying to retrofit later. There is no published survey of when Beavercreek houses were built, so we scope from what the walkthrough finds.
For the record, the 2020 census counted 1,699 households here with 71.1 percent of them married-couple households. Long-tenure households tend to mean layered previous work, and layered previous work is exactly the thing a fixed price has to account for before it is written down.
Tell us about the driveway when you call. On rural parcels it decides what size of delivery we can take, where the dumpster goes and how the work gets staged, and it is much better settled in advance than on the morning of a delivery.
Permits and who has jurisdiction in Beavercreek
Beavercreek is an unincorporated hamlet, so there is no city building department. Permits run through Clackamas County, and we pull them under Oregon CCB #258040.
Why your Beavercreek price is fixed before we start
On a rural parcel the surprises are usually in the previous owner's work, and those get found before the number is set, not after. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. That is why we walk the house first and why we open what needs opening before quoting. If we find something genuinely hidden, we bring it to you with options and a written price, the way we would want it handled in our own home.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Beavercreek job, start to finish
Rural addresses are exactly where a rotating cast of subcontractors goes wrong. The same crew that starts your Beavercreek project finishes it. The same crew that starts your Beavercreek project finishes it. No rotating cast of unknown subs moving through your house, and one number to call when you have a question. Getting There, and Who Inspects It
How we reach Beavercreek, and who issues your permit
From our shop to Beavercreek
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Beavercreek is about six miles southeast of Oregon City, which is itself about 2 miles straight-line south of the shop on 99E - a point-to-point distance from our geocoded centre, not a drive time. It is a large service area rather than a subdivision, about twenty square miles, and the 2020 census put 58 percent of residents in rural areas. Beavercreek, Leland and Kamrath roads are the two-lane routes through it. That shapes access, deliveries and where a dumpster can sit.
Beavercreek is an unincorporated hamlet, so there is no city building department. Permits run through Clackamas County Building Codes Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Beavercreek remodeling FAQs
Do you come out to Beavercreek for the estimate?
Yes. We come to you. Beavercreek sits about six miles southeast of Oregon City in our Clackamas County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Beavercreek is a hamlet. Who issues the permit for my remodel?
Clackamas County does. Beavercreek voted in 2006 to become Oregon's first hamlet, which is a form of community government rather than a city, so there is no city building department. We pull the county permits and book the inspections as part of the job, and that cost sits inside your fixed price.
Most of Beavercreek is rural. Does that change the job?
It changes the logistics. The 2020 census put 58.3 percent of residents in rural areas, so lots are large, driveways are long and deliveries need planning. Where the dumpster sits, how far material has to be carried and what the driveway will take in wet weather are all settled on the walkthrough and written into the scope.
Can you build a bathroom in Beavercreek that will still work as we get older?
Yes, and it is worth deciding now. Beavercreek's median age was 47.6 at the 2020 census with 21.8 percent of residents at 65 or older, so this comes up often here. Step-free entries, blocking for grab bars and door widths cost very little to build in and a great deal to retrofit.
Can you get materials and equipment onto a rural Beavercreek property?
Yes, and it is the first thing we look at. With 58.3 percent of residents in rural areas at the 2020 census, driveways here are long and often unpaved, and a full-size delivery truck is not always the right answer. We size the deliveries to the access we can see, and that decision goes into the clear schedule.
What remodeling services do you offer in Beavercreek?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
Are you licensed and insured to remodel homes in Beavercreek?
Yes. Pinnacle NW LLC holds Oregon CCB #258040 and is bonded and insured in Oregon. You can verify the license anytime through the Oregon Construction Contractors Board using that number.
