The Pinnacle Promise in Camas

Camas runs from a mill district that dates to 1885 up onto the flank of an extinct volcanic vent, so the site conditions here vary more than almost anywhere we work. Every promise is something you can point to in your contract and hold us to. If we fall short, we make it right.

●

Fixed-price contracts

You get the timeline before the first day on site, and experienced, screened trades on your project, not a rotating cast.

What Homeowners Say

Rated 5.0 by 26 Portland homeowners

★★★★★

Responsive! High standards for fixing mold and water damage, reasonable price. Pinnacle got back to me quickly, provided a detailed quote -- I was never uncertain about what I was going to owe them-- worked with my schedule, and cleaned up a serious health threat beautifully. They tore down water damaged cabinets and reinforced or replaced every portion of the wall behind them in a couple days, with external health and safety reports verifying their work. They're a newer, smaller company, but the communication was great and I will definitely recommend them.

From Our Job Log

A job we were called out for, in their words

A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Camas project.

What they called about

Mold and water damage that had turned into a health problem, and a homeowner who wanted to know what it would cost before anything came out.

What we found

The damage did not stop at the cabinets. It ran into the wall behind them.

What got done

The water damaged cabinets came down, every portion of the wall behind them was reinforced or replaced, and it was done in a couple of days. External health and safety reports verified the work afterwards.

Pinnacle NW Bath Remodel is a fixed-price remodeling contractor serving Camas, Washington. Camas is a city of 26,065 in Clark County, Washington, on the north bank of the Columbia River between Vancouver to the west and Washougal to the east, and we come to you: we walk your home, put a written scope in front of you, and build to a fixed price with daily photo updates and a 3-year workmanship warranty. Kitchen, bathroom, custom, and whole-home remodeling, plus decks, millwork, and mold remediation.

  • Do you come out to Camas for the estimate? Yes. We come to you. Camas is part of our Clark County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
  • Who issues the permit for a remodel in Camas? Camas has been an incorporated city since 1906, so it runs its own building division and issues and inspects the permit itself rather than sending it to Clark County.
  • My Camas house is on Prune Hill. Does the slope change the project? It changes the site work rather than the finishes. Prune Hill is an extinct volcanic vent that forms part of the Boring Lava Field, so lots there are sloped and rock is a real possibility under a footing.
  • Is building on the Prune Hill slope in Camas more expensive than building on flat ground? The site work can be, and we would rather say so before you commit than after.

Remodeling in Camas, and we come to you

Camas is an incorporated city of 26,065 people at the 2020 census, on the Washington side of the Columbia across from Troutdale, bordered by Washougal to the east and Vancouver to the west. It incorporated on 18 June 1906 and is named after the camas lily, whose onion-like bulb was prized by Native Americans.

The city was built around a paper mill. Henry Pittock's LaCamas Colony bought 2,600 acres in 1883 and the mill began production in 1885. It became part of Crown Zellerbach, which was the largest paper manufacturer on the west coast, and the Camas mill the largest of its type in the world. In 1950 it was the first factory to produce folded paper napkins. Camas High School teams are still the Papermakers.

One of the city's defining geographic features is Prune Hill, an extinct volcanic vent that forms part of the Boring Lava Field. Camas covers about 16.3 square miles, more than two of them water, including Lacamas Lake, Round Lake, Lacamas Creek, the Washougal River and the Columbia.

The mill era is ending in public view. Plans to demolish the Camas mill have proceeded and the work is expected to finish by 2027, with the area becoming a waterfront on the Camas Slough and an expansion of the existing downtown district. Lacamas Park, around Round Lake, has a loop of about a mile and a quarter and trails through to the Camas lily fields.

What we run into in Camas houses

Prune Hill is not trivia here, it is a site condition. Building on the flank of an extinct volcanic vent means sloped lots and rock, and that reaches a remodel through footings, drainage and anything that needs to be dug or levelled. A deck or an addition up there is a different proposition from the same work on flat ground near the river, and it gets priced from what the site actually is.

Downtown is the other half of the city. A mill that has run since 1885 shaped the streets around it, and older stock near the center carries the framing and service routes of its era. There is no published survey of when Camas houses were built, so we open what can be opened and scope from what is there rather than from an assumption about the neighborhood.

Water is everywhere in this city. Camas holds Lacamas Lake, Round Lake, Fallen Leaf Lake, Tug Lake, Lacamas Creek, the Washougal River and the Columbia inside its limits, with more than two of its sixteen square miles being water. Drainage and moisture detailing are not optional line items here.

Tell us which part of the city you are in when you call. Downtown and Prune Hill are different building propositions, and knowing which one we are walking into shapes what we bring to the first visit.

Permits and who has jurisdiction in Camas

Camas is an incorporated city and reviews and inspects its own work through the city building division rather than routing it to Clark County.

Why your Camas price is fixed before we start

Between a mill-era downtown and the slope of an extinct volcanic vent, the site is half the quote here. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. If we find something genuinely hidden, we bring it to you with options and a written price.

You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.

One accountable team on your Camas job, start to finish

On a sloped Prune Hill lot the sequencing matters as much as the finish work. One crew carries it from the first day to the last. The same crew that starts your Camas project finishes it, and you get one number to call. Reach us at (503) 341-9590.

Getting There, and Who Inspects It

How we reach Camas, and who issues your permit

From our shop to Camas

Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.

Camas is east of Vancouver on the Washington side of the Columbia, on State Route 14, which runs through town as a four-lane freeway. Lacamas Lake and Round Lake sit at the north edge. The feature that changes how a job is staged is Prune Hill, an extinct volcanic vent on the west side of town, so grade and access are real considerations there.

Camas is an incorporated city and issues its own permits through the Camas Building Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions

Camas remodeling FAQs

Do you come out to Camas for the estimate?

Yes. We come to you. Camas is part of our Clark County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.

Who issues the permit for a remodel in Camas?

Camas has been an incorporated city since 1906, so it runs its own building division and issues and inspects the permit itself rather than sending it to Clark County. We pull the permit and book the inspections as part of the job, and the cost sits inside your fixed price.

My Camas house is on Prune Hill. Does the slope change the project?

It changes the site work rather than the finishes. Prune Hill is an extinct volcanic vent that forms part of the Boring Lava Field, so lots there are sloped and rock is a real possibility under a footing. Anything that needs digging or levelling gets looked at on the walkthrough and priced from the site rather than from a template.

Is building on the Prune Hill slope in Camas more expensive than building on flat ground?

The site work can be, and we would rather say so before you commit than after. Prune Hill is an extinct volcanic vent forming part of the Boring Lava Field, so a footing there can meet rock and a level surface has to be made rather than found. We look at that on the walkthrough and price it into the fixed scope rather than raising it as a change order.

Are older houses near downtown Camas different to work on?

Generally yes. The paper mill has been running since 1885 and the streets around it were built in that era, so older stock near the center carries the framing and service routes of its time. We open what can be opened before quoting rather than assuming from the address.

What remodeling services do you offer in Camas?

Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
