Written Into Your Contract
The Pinnacle Promise in Washougal
A lot of Washougal was built for summer use and lived in year round afterwards, so what the walkthrough finds behind the wall here is often not what the finishes suggest. Every promise is something you can point to in your contract and hold us to. If we fall short, we make it right.
Fixed-price contracts
Your price for the agreed scope is set in writing before work starts. No surprise change orders for work you did not approve.
Daily photo updates
You see progress every construction day, so you always know where your project stands, even from work.
Clear schedules and vetted crews
You get the timeline before the first day on site, and experienced, screened trades on your project, not a rotating cast.
Completion guarantee and 3-year warranty
We close out every punch-list item at a final walkthrough, then back the work for three years after completion.

What Homeowners Say

★★★★★
For a while now me and my wife have been wanting to do a remodel in our kitchen. We were worried and skeptical for a while trying to find a good company we could trust. After a long time of searching through many companies we finally came across the right portland construction company and that was Pinnacle Construction . Right off the bat they were so helpful and quick to respond. They were very professional and figured out any problems and needs respectfully and quickly. I truly recommend this company if you’re looking for your construction and remodel needs!
★★★★★
Have these guys come out and do a bathroom remodel for me and couldn’t be more happier with the work! Work was done quick with quality and very good communication. Everything is done exactly how I want it.
★★★★★
I engaged Pinnacle Construction for a full kitchen renovation, including structural work and custom cabinetry. Overall experience: Excellent. They offered thoughtful design suggestions I hadn’t considered. The crew was professional, fastidious, and often went “above and beyond” to keep the project running smoothly. They were consistently communicative, upfront about delays, and flexible with changes—a rarity in my experience. The site was clean daily, and disruption was minimal—even though I worked from home. They provided a detailed contract, closely adhered to the agreed budget, and handled change orders transparently. Overall a great company to work with!
From Our Job Log
A job we were called out for, in their words
A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Washougal project.
What they called about
A small job at Christmas: replace an outlet, and check wiring left behind by the prior homeowner.
What we found
Wiring from the previous owner that had to be looked at before the outlet went back in.
What got done
Someone came out to see it in person, an estimate followed a few hours later, a time was booked, and the lights were back on within days.
★★★★★
Replies were fast; they came out to see the project, while others wanted a few hundred to even do that, gave an estimate only a few hours later, and booked a time to fix it later this week.

- Who issues the permit for a remodel in Washougal? Washougal has been an incorporated city since November 1908, so it runs its own building division and issues and inspects the permit itself rather than sending it to Clark County.
- My Washougal house started as a summer place. What does that mean for a remodel? It usually means the building was never detailed for winter occupancy.
- How can I tell whether my Washougal house was originally a summer place? There are usually signs, and we look for them. When the river highway opened in 1927 it drove the development of summer homes and recreation areas here, and buildings from that wave often show it in the crawlspace, the insulation and the way heating was added later.
Remodeling in Washougal, and we come to you
Washougal is an incorporated city of 17,039 people at the 2020 census, on the north bank of the Columbia about eighteen miles east of Vancouver, bordered to the west by Camas. The Washougal River runs along the north side of downtown and separates the city from Camas. It is the southernmost incorporated place in Washington state.
The area was home to the Watlala, a Chinookan-speaking group with settlements along the Columbia. Lewis and Clark camped near the Washougal River on their return journey in April 1806 and tentatively named it the Seal River for the number of seals they saw. Joseph Durgin established a townsite named Washougal in 1880, platted on 6 May that year, and the city incorporated in November 1908 after the Spokane, Portland and Seattle Railway reached it.
A textile mill opened in 1910 and was acquired by Pendleton Woolen Mills two years later, and it became a major part of the local economy. The Mount Pleasant Grange Hall here is the oldest continually used grange hall in Washington.
Parkersville came first. David C. Parker built Parker's Landing in 1844 and claimed 580 acres under the Donation Land Claim Act, with George Bush among the settlers, one of the first African American settlers in the Pacific Northwest. A public school claimed as the first American school north of the Columbia was established here in 1852 to 1853, and Parkersville was eventually overtaken by the Washougal townsite.
What we run into in Washougal houses
The single most useful fact about Washougal housing is what the 1927 river highway did to it. When the new east-west route along the Columbia opened, it drove the development of summer homes and recreation areas around Washougal, and a good deal of that stock was later lived in year round. A house built for July and occupied in January is a specific kind of remodel: insulation that was never there, a crawlspace built for a season, and heating and plumbing added after the fact.
The city then spent the mid-to-late twentieth century becoming a bedroom community for Vancouver and Portland workers, growing more slowly than neighbouring Camas. So the stock is layered rather than uniform. We open what can be opened on the walkthrough and write the scope from what is actually behind the wall at your address.
The city is small and tight against the water: about six and a quarter square miles, of which nearly a square mile is water, with the Washougal River along the north side of downtown and the Columbia to the south. Sites here are often more constrained than the lot lines suggest, and that gets walked before it gets quoted.
If you know or suspect the house started as a seasonal building, say so at the first call. It is the most useful single fact about a Washougal property, because it tells us to check insulation, crawlspace and services before anything else.
Permits and who has jurisdiction in Washougal
Washougal is an incorporated city and reviews and inspects its own work through the city building division rather than routing it to Clark County.
Why your Washougal price is fixed before we start
In stock that was often built for a season and lived in year round afterwards, the front-end look is what keeps the price honest. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. If we find something genuinely hidden, we bring it to you with options and a written price.
You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.
One accountable team on your Washougal job, start to finish
On a converted summer house the surprises come in sequence, not all at once. The same crew that starts it finishes it. The same crew that starts your Washougal project finishes it, and you get one number to call. Reach us at (503) 341-9590.

Getting There, and Who Inspects It
How we reach Washougal, and who issues your permit
From our shop to Washougal
Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.
Washougal is about eighteen miles east of Vancouver on the north bank of the Columbia, reached on State Route 14, the river highway that opened in 1927. The Washougal River runs along the north side of downtown. It is the southernmost incorporated place in Washington state.
Washougal is an incorporated city and issues its own permits through the Washougal Building Division. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Questions
Washougal remodeling FAQs
Do you come out to Washougal for the estimate?
Yes. We come to you. Washougal is part of our Clark County service area, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
Who issues the permit for a remodel in Washougal?
Washougal has been an incorporated city since November 1908, so it runs its own building division and issues and inspects the permit itself rather than sending it to Clark County. We pull the permit and book the inspections as part of the job, and the cost sits inside your fixed price.
My Washougal house started as a summer place. What does that mean for a remodel?
It usually means the building was never detailed for winter occupancy. When the river highway opened in 1927 it drove development of summer homes and recreation areas around Washougal, and much of that stock was later lived in year round. Expect insulation that was never installed and services added after the fact, and expect us to find them on the walkthrough rather than after demolition.
How can I tell whether my Washougal house was originally a summer place?
There are usually signs, and we look for them. When the river highway opened in 1927 it drove the development of summer homes and recreation areas here, and buildings from that wave often show it in the crawlspace, the insulation and the way heating was added later. We check those three things early, because they change the scope more than anything visible does.
Is Washougal different to remodel than Camas next door?
In practice yes, because the two cities grew at different rates. Washougal became a bedroom community for Vancouver and Portland workers through the mid-to-late twentieth century and grew more slowly than Camas, so its housing is layered across more eras. We scope from the house rather than from the town.
What remodeling services do you offer in Washougal?
Kitchen remodeling, bathroom remodeling, full-home and custom remodeling, deck building, millwork and finish carpentry, and mold remediation, each on a written, fixed-price contract. You can open any of these from the services section above.
