The Pinnacle Promise in Felida

What Homeowners Say

Rated 5.0 by 26 Portland homeowners

★★★★★

Finding reliable professionals to take on smaller projects, especially around the holidays, is never easy. I was referred to Pinnacle by my neighbor and got a fast response. Replacing an outlet and making sure some wiring from the prior homeowner was done right is possibly their smallest project, but they didn't treat me like it. Replies were fast; they came out to see the project, while others wanted a few hundred to even do that, gave an estimate only a few hours later, and booked a time to fix it later this week. They were on-time, friendly, and the lights are back on fast, and the issue was resolved. From the first message to being fixed in just a few days! Would recommend again and plan to contact for some other future home projects!

★★★★★

Responsive! High standards for fixing mold and water damage, reasonable price. Pinnacle got back to me quickly, provided a detailed quote -- I was never uncertain about what I was going to owe them-- worked with my schedule, and cleaned up a serious health threat beautifully. They tore down water damaged cabinets and reinforced or replaced every portion of the wall behind them in a couple days, with external health and safety reports verifying their work. They're a newer, smaller company, but the communication was great and I will definitely recommend them.

Had mold in the attic of a few units, called Danny and he had it all removed in less than 24 hours. Very professional and attentive. Will use again and highly recommend.

From Our Job Log

A job we were called out for, in their words

A real Portland metro job, taken from the customer's own Google review. We do not put a town on a job unless the customer named one, so this is not being claimed as a Felida project.

What they called about

A full kitchen renovation that took in structural work and custom cabinetry.

What we found

Design decisions the homeowner had not considered, plus the delays and change orders a job this size runs into.

What got done

The structural work and the custom cabinetry, on a detailed contract held close to the agreed budget, with change orders handled openly and the site cleaned daily while the owner worked from home.

★★★★★

They provided a detailed contract, closely adhered to the agreed budget, and handled change orders transparently.

Pinnacle NW Bath Remodel is a fixed-price remodeling contractor serving Felida, Washington. Felida is an unincorporated census-designated place in Clark County, Washington with 9,526 residents, about seven miles north of downtown Vancouver near Vancouver Lake, and we come to you: we walk your home, put a written scope in front of you, and build to a fixed price with daily photo updates and a 3-year workmanship warranty. Kitchen, bathroom, custom, and whole-home remodeling, plus decks, millwork, and mold remediation.

  • Do you come out to Felida for the estimate? Yes. We come to you. Felida is part of our Clark County service area, about seven miles north of downtown Vancouver, and we drive out to walk the space, talk through what you want changed, and hand you a written, fixed-price scope before any work starts.
  • Felida is unincorporated. Who issues the permit for my remodel? Clark County does. Because Felida is a census-designated place rather than an incorporated city, there is no city building department to apply to.
  • My neighbour's house in Felida was remodelled recently. Will mine cost the same? Probably not, and it is worth knowing why. Felida grew from 5,683 people in 2000 to 9,526 in 2020 inside about three square miles, so the community has filled in rather than spread out and houses of very different ages sit on the same street.
  • The houses on my street in Felida are all different ages. How do you price that? From your house alone. Felida went from 5,683 residents in 2000 to 9,526 in 2020 inside about three square miles, so it filled in rather than spread out and build eras genuinely sit side by side.

Remodeling in Felida, and we come to you

Felida is an unincorporated census-designated place in southwestern Clark County, about seven miles north of downtown Vancouver and northeast of Vancouver Lake, bordered by Salmon Creek to the east and Lake Shore to the south. The 2020 census counted 9,526 residents in about three square miles.

The name is a story about a cat. A post office was established here in 1890 and ran until 1906. The first postmaster, Marian E. McIrvin, wanted to call it Lakeview, but that name was already taken in Washington, so his father-in-law suggested Felida, from Felidae, the cat family. A competing account has postmaster C.C. Lewis submitting the names Thomas, Tomcat and Felidae after his own cat.

The area sits close to the site of Cathlapotle, a Chinookan town of seven to eight hundred people with at least fourteen substantial plank houses. A replica Cathlapotle plank house was dedicated at the nearby Ridgefield National Wildlife Refuge on 29 March 2005.

Felida sits close to real depth of history. The Chinookan town of Cathlapotle stood nearby, and the community's ties to the Chinookan people are marked by the replica plank house at the Ridgefield National Wildlife Refuge. Felida Elementary School, run by Vancouver Public Schools, anchors the community today.

What we run into in Felida houses

Felida is a small place filling in. The population went from 5,683 in 2000 to 9,526 in 2020, and the density went from 2,560.6 people per square mile in 2010 to 3,276.9 in 2020, all inside a footprint of about three square miles. That is infill, which means new construction and older houses sitting on the same street.

For a remodel the consequence is that the neighborhood tells you almost nothing about the house. Two properties a few doors apart can be decades apart in framing, wiring and plumbing. There is no published survey of when Felida houses were built and we do not invent one, so we open what can be opened on the walkthrough and write the scope from what is actually there.

About five percent of the CDP's three square miles is water, and it sits northeast of Vancouver Lake, so low ground and drainage are worth a look on any job that touches a crawlspace or a foundation. We look rather than assume.

If you know when your house was built, tell us at the first call. On a street where a new house and a much older one can sit side by side, that one fact does more to set our expectations than the address does.

Permits and who has jurisdiction in Felida

Felida is unincorporated, so there is no city building department. Permits are reviewed and inspected by Clark County.

Why your Felida price is fixed before we start

On a street where a new house and an older one can sit side by side, a price has to come from your house rather than the neighborhood. A fixed-price contract means the number for your agreed scope is set in writing before anyone starts demolition. You are not exposed to surprise change orders because we did not look closely enough at the front end. If we find something genuinely hidden, we bring it to you with options and a written price.

You also get daily photo updates while your kitchen or bathroom is out of service, a clear schedule shared before the first day, a final walkthrough that closes out every punch-list item, and a 3-year workmanship warranty on what we build.

One accountable team on your Felida job, start to finish

Getting There, and Who Inspects It

How we reach Felida, and who issues your permit

From our shop to Felida

Our shop is on SE Blanton Street in the Oak Grove area of Clackamas County, on Oregon 99E, the road most people here call McLoughlin Boulevard. It runs north toward downtown Portland and south toward Oregon City, which is how most of our service area gets reached. Measured straight-line from our shop's geocoded centre (45.3889857, -122.613645), that is about 9 miles to downtown Portland and about 2 miles to Oregon City - point-to-point distances, not drive times.

Felida is about seven miles north of downtown Vancouver, bordered by Salmon Creek to the east and Lake Shore to the south, near Vancouver Lake and the Ridgefield National Wildlife Refuge. We cross the Columbia on I-5 or I-205 and come up from Vancouver.

Felida is unincorporated, so there is no city building department. It is reviewed and inspected by Clark County Community Development. We pull the permits and book the inspections as part of the job, and the cost sits inside your fixed price rather than turning up later.

Probably not, and it is worth knowing why. Felida grew from 5,683 people in 2000 to 9,526 in 2020 inside about three square miles, so the community has filled in rather than spread out and houses of very different ages sit on the same street. We price from your house, not from the one next door.

The houses on my street in Felida are all different ages. How do you price that?

From your house alone. Felida went from 5,683 residents in 2000 to 9,526 in 2020 inside about three square miles, so it filled in rather than spread out and build eras genuinely sit side by side. What your neighbour paid tells you very little, which is why we open your house before quoting it.

Is the fixed price the same in Felida as it is in Portland?

Yes. The process does not change with the address. Your price for the agreed scope is written down before demolition begins. If something about your site affects the quote, we spell that out in writing before you commit, and nothing gets added after you sign.
